Addition to Type IV Heavy Timber Building

2012 IBC, Existing Recreation Center, Type IV Heavy Timber construction

We're planning an addition to an existing Recreation Center that was permitted and built as Type IV Heavy Timber construction. The owner would like to build the addition with interior walls of wood stud construction and wood trusses for the roof. I don't think these are allowed in Type IV construction, per my reading of 602.4

Can anyone clarify this for me?
 
Will the height and area with the addition work as a Type V-B? if so just reclassify the construction type of the entire structure. Think of the big box stores that are actually Type II-B construction but the designer classifies it as a V-B because it is less restrictive and will work.

Unfortunately no, it won't work as V-B because the entire structure with the addition is more than 6,000sf. (it's most likely going to be A-3 Use Group.)

I was considering making the entire structure, original and addition, III-B since addition is planned to be CMU exterior walls, wood stud interior walls and wood roof trusses. Not sure if that works for the original building though...

Can he down grade const type??
 
No sprinklers I take it?....Perimeter increase? 5A maybe with the "HT is kinda sort of equivalent to 1hr"?....Just spitballing......
No sprinklers. Yeah 5A might be worth a shot... But I'm thinking of try to classify the whole building, old and new, as III-B.

Sorry, I don't really follow your question. The addition will have two openings to the existing.

So you can keep the type IV, type IV,,

Add a seperation wall and build the addition to some other type const??
