Swing set added to existing playground

Don't do ADA only IBC. Accessible playgrounds were only required starting in the 2018 IBC. Only the swing set was permitted and I am doing the inspection. They told me the playground was built 7 years ago. I really need help with this but it look's like I have everyone stumped on this one.

Swing set added to existing playground

There are no other swings and nothing is accessible including the path to the playground or parking spaces.

Swing set added to existing playground

Thanks. This new swing set is the only swing set in a playground that has no accessibility route to it at all, up on a hill from a school. It will probably cost 100 times more to build the accessible route to it than the swing set cost. Didn't know if the 20% rule for existing buildings works...

Swing set added to existing playground

2018 IBC 1110.44.13 Play areas containing play components designed and constructed for children shall be located on an accessible route. A swing set was added to existing playground that is not accessible. IBC/ANSI 117.1-2006 section 1108 on play areas is very complicated. Does the code require...

    Foot wash

Nothing about exempting this in the IBC that I know of.

    Foot wash

The state does not use chapter 1 of the IBC so I have no authority to do this. It's not over 7" high, only 1 1/2" high. ADA guy why wouldn't accessibility be a issue here? What is so easy?

    Foot wash

Just for employees. But I'm not sure you can call it an employee work area.

Mobile Home repairs and HUD certification

So what happens if the designer/company that originally built it is no longer in business and a tree fell on the mobile home causing structure damage?

    Foot wash

1103.1 Where required. Sites, buildings, structures, facilities, elements and spaces, temporary or permanent, shall be accessible to individuals with disabilities. There are no exceptions for foot washes in the IBC. This is in a room called a "Wudu" room which is next to a "shoes" room which is...

Mobile Home repairs and HUD certification

The state has nor adopted appendix E in the IRC There does not seem to be a legal way to change the title of the Mobile Home.

Mobile Home repairs and HUD certification

Nothing. I did have a clam once after I connected the two mobile homes and built the connected garage. A large amount of snow made the roof collapse. That's when I put the trusses and new roof on it with the insurance money. My title says a mobile home. I can't change it. The land is a...

Mobile Home repairs and HUD certification

I did a lot of work to my 780 sq. ft. mobile home. I attached a second mobile home, major structural, exterior and interior changes including roof trusses for a roof with a cathedral ceiling and a connected garage to it before the state had any building codes. More recently since codes have...

    Verbiage stamped on approved/reviewed drawings

We don't need one. The law basically says we can't issue a C. O. unless it complies with code And this: (f) Issuance of a permit does not bar prosecution or other legal action for violations of the act, the Uniform Construction Code or a construction ordinance. A building code official may...
