    Rooftop A-3 occupancy

Given: 5A Const, 4 story R-2 Apt building with a rooftop A-3 assembly area. 2 exits, fireplace, built in BBQs and an occupant load of about 150 or so. Is the A occupancy allowed at this level? If the A-3 is an accessory occupancy, IBC 508.2.3 requires that story height for accessory...

    How you got a license

Yep, I was shocked when I moved here. I can remember talking to a licenced home contractor doing a couple homes, and he pointed to some rafters and asked me how long "those studs" can span. - I was speechless. That's when I found out about "no experience required". :o

    BeamChek

We've been using BeamCheck for about 6 years and like it a lot. It's easy to use and the updates for each new code are very inexpensive.

    Venting of Floor Drains

Great articles on 2009 IPC venting Are you using the IPC or the UPC? We're still stuck with the UPC here in WA, but I hear there are some new methods for circuit venting floor drains that might help. Lee Clifton with ICC did a series of 4 articles just on venting in the IPC. I saved a couple...

    ASTM F 1346 Safety Cover

IRC appendix G section AG105.5 allows spas or hot tubs equipped with an ASTM F 1346 safety cover to be exempt from the barrier requirements. What does that cover look like? Special features? Automatic??

Businesses sound off on lawsuit activity

It's an easy target for lawyers. Because it's a civil right, there isn't the same burden of proof like there is for most lawsuits. The way I understand it, plaintifs don't have to prove damages or that they were harmed in any way. They just have to show that the buisness is not in compliance...

    Hyperbaric chambers?

Ambulatory health care at a minimum. The chamber occupant isn't capable of self-presurvation and you can't just blow th hatch and pull them out without seriously injuring or killing them.

    If not I-3, then what?

408.2 requires that "provisions are made for the release of occupants at all times". .... a little vague, but but it gives you authority to require some sort of fail safe system.

Enclosure under stairs 1009.5.3 (IBC 2006)

Wow, good luck. I think just about any engineer will tell you that's a post, not a column, but it sounds like that argument would require some serious wrangling. In any case, individual column protection in 704.2 only applies "where columns ARE REQUIRED to be fire-resistance rated". In 5B...

    Engineer vs/ Desigh Professional

Bottom line, unless the state authorizes the review for it, areas of expertise are generally outside the purview of the plan reviewer's responsibilities. If it's signed and sealed by a RDP, that's the end of it - at least as far as the ICC is concerned. I agree, but the true bottom line is...

    Existing Building, Change of Use

Re: Existing Building, Change of Use You could use the relative hazard tables (tables 912.4 thru 912.6) in the change of use section(chapter 9) of the 2006 International Existing Building Code. Even if the jurisdiction hasn't adopted the IEBC, it would carry some weight. The tables rate the...
