    Operational and Non Operational Permits

Thanks all for the input. We currently (beginning of 2011) have received the responsibility (did not renew fire contract, except for fires/aid cars) of ALL fire inspections for new construction, plan review, operation, non-operations etc. Trying to see what others are doing or not doing.

Concrete Encased Electrode - outside building?

Must say I have always verified 20' #4 bar vertical attached to bottom bar in footing and extended up through stem wall higher than the sill plate. We are only looking for 20 ohms to ground or less, have the electrician prove it (simple to prove). Never seen one fail.... As for this one spray...

    Post Denver

My apologies as I have been extremely busy with my jurisdiction, EMO and I need to get caught up. With looming layoff, staff not being replaced, possible department being contracted out, well I think I am preaching to the choir here as everyone more than likely is experiencing the working being...

    Work not completed

Interesting, we send a 45 & 7 day expiration notice to the contractor and property owner. Generally this gets a response. If no response we forward it to code enforcement.

    Gaps in joist hangers

Generally either one of two things happen. 1) Pressure blocking between trusses called out by the truss company or, 2) the truss company spec's out the larger hanger to allow for the gap size correctly. So I do like the simpson handout for DP and truss companies. I guess it will become...

No permit, job completed, possible structural issues

We have code enforcement handle it. That means until a complete submittal and permit issued have handle it. Once the permit is issue I would get involved on what we will need to do to inspect it. I am sure there is an EOR that will be preforming the structural inspection and stamping his...

    Double wide re-roofing?

One additional item, when reading the MFG installation instruction for these homes, which we require when any work was being attached to them. You will find that nothing can be attached to the MFH without written consent from MFG. So that meant everything is free standing for MFH. Again this is...

Homeowner Fired Contractor..Homeowner Wants to Secure Permit Can They????

We do not care here, permits is to the property (owner). When the final inspection is requested we will respond and preform our inspection. Hence lien rights for the contractor. Happens every now and then here. I would have thought the fencing would have been on the origianl design documents...
