    A building permit belongs to the property owner. The contractor acts as an agent of the owner. Who pays for the permit is a civil issue between the property owner and their agent. We do charge to Change the parties listed on the permits.

    The state of CA, allows Electronically stamped submittals.

    Existing or new, that extra step is still a hazard. Sliding or swinging, a step at a door, is still a Hazard.

    ZONING CODE: Relates to land use, are you allowed to have a factory in a residential neighborhood. BUILDING CODE: deals with safety and technical related requirements such as Building systems, fire safety requirements, structural loads, maximum occupancy loads, mechanical/electrical/plumbing...

    We are not developers, most of us are Code Officials, Contractors and Licensed Design Professionals.

    The only way to determine the Occupant load, less than 49, is to look at the room configuration/use, A room set up for Standing or rows of seating (lecture style) is not the same number of occupants as a room with tables and chairs.

    The problem with AI, garbage in garbage out. AI can not make judgement calls, How can it interpret alternate means and methods. I does not have the ability, at this time, to deviate from written code, interpret code intent. you comply or you don't comply. Remember HAL 9000 ........

    The problem is, everyone is looking at different codes. What is required in Nevada, Texas or Florida, is not the same as in CA.
