The older lady passed away yesterday, pretty fortunate that was only one hurt, I've been a builder in Missoula since 1988, inspecting for my 7th year, yeah, codes...

    Can a slab-on-grade be salvaged after a burn-out?

    Interesting post, we had a house fire a couple years ago to an architects dads house, and he wanted to rebuild on same foundation, we had them engineer foundation and results came back ok to re-build. I am not sure extent of fire to foundation walls though, I dont think the walls were affected...

    Was just curious as to how other jurisdictions define, other than whats shown on the plans, as to what you would consider a room as a sleeping/bedroom and requiring S.D.'s and egress wndws.

    Does NM cable (romex) in basements have to be covered?

    Here we will make them protect it in an unfinished garage, or run thier runs up to the top-plate along the studs, but is allowed in un-finished bsmt's

    Agree w/ cabin, nat. venting meets intent but as here in MT, garage doors are often closed in winter allowing exhaust to build-up, I would also suggest mechanical ventilation

    Would you accept this sill plate anchor?

    In the begining...of my framing career we used to "porcupine" a sh!} load of duplexes into the bottom of the green plate and wet set into the screeded concrete and also never blew-out, on the other hand code does say "2x".

    R703.8 Window flashing no longer required

    We were allowing the siders to do it when they got to them on scaffolding, but too many times driving by and not seeing it, we now require it @ the framing inspection, does not make them happy, but at least the wndws are getting flashed now.
