Just want to make sure I can place 1 restroom and be ok. From your expertise is this what most of you are interpreting this?

    Restrooms Required

Not required. Since we are 2,100 < 10,000 occupancy M - if I'm reading it correctly from Section 403.3 exception 2.

    Restrooms Required

I posted a similar thread to this but decided to make a new one just so it wouldn't get missed. I am using 2014 NYCPC for calculating restrooms. I have a space roughly 2,100 sq.ft. that is being split in 2 for 2 separate tenants - same occupancy use M. They will each have their own back of house...

    Firestopping

That's exactly the situation we are in. It is a tenant fit-out but the Landlord is refusing to provide any firestopping and saying it is the tenants responsibility. There is nothing in the lease the tenant signed that says legally the landlord is responsible.

    Firestopping

I was thinking the same thing. At least for NYC BC we are working in 1968 code and the following section is noted: (a) Firestopping materials.- In buildings of construction group I, firestopping or fill shall be of noncombustible material that can be shaped, fitted, and permanently secured in...

    Firestopping

I have a concrete slab that is separating two spaces. The fire resistance needed is 2 hours between spaces. The existing conditions have many penetrations from our mezzanine space to the tenant above. Some penetrations go through to the space above and in some instances the space is larger than...

    Tenant Separation Fire Rating

I have a space with two tenants that will both serve as a cafe with a shared kitchen. Both tenants are under the same occupancy C under 1968 NYCBC, or 'M' under later codes. Do I need to separate the two spaces with a fire separation? Or can I just provide a smoke baffle? The space will not...

    Calculating Restrooms Required

2 tenants with a restaurant within that one 2075 sf space - no separation. So each tenant will have its own kitchen, but some cooking is actually shared, its own seating, etc. Best I can describe it is like Dunkin Donuts with Baskin Robbins, except these don't work under the same umbrella.

    Calculating Restrooms Required

I have a space that is currently 2075 sf, that will have 2 tenants sharing the space as small restaurants. Our occupancy will be M and A-2. Our project is located in NY so I am looking through the 1968 NYCBC and 2014 NYCPC - which provide 83 occupants as worst case. Would I be able to provide 1...

    Sales and Service counters

When designing for a new grab and go coffee counter, can the sales (point of sales) be the same as the service counter if designed at 60" long at 34" high? Or would the two have to be at different locations? "Advisory 227.3 Counters. Types of counters that provide different services in the same...
