NY State finished basement legalization. EERO vs egress...

I'm looking at a set of plans for the legalization of a finished basement (NY state codes). The basement has stairs going up to the first floor which are too narrow to be considered egress. They also have a stair leading up to a door to the exterior, which meets the egress criteria. However...

Maneuvering clearance at an exit door?

I am looking at a drawing of a proposed office space. The entry door opens into a foyer, and from there you would make an immediate right turn through a door into an office space. The problem is that the entry door opens into the maneuvering clearance for the second door. I know it's not good...

Fire alarm system installation where not required.

Yes, they included a fire alarm plan. Just missing some where there should be some, if an alarm system was required in this space.

Fire alarm system installation where not required.

I am reviewing a set of plans for a dentist office in an existing building (NY state) where a fire alarm system is not required (2015 IBC 907.2.2) but they are showing one anyway on their plans. However, their alarm system is substandard - they are not showing strobes in the bathrooms, and the...

Have to go thru mechanical room to access bathroom!?

I am in NY state (not NYC) and I got a call from someone who is selling their house but hasn't gotten a C of O on their finished basement, so they are trying to tie up their loose ends before selling. Their finished basement includes a mechanical room that you have to go through to get to the...

Boiler room needs a fire rated door?

I am trying to locate the code regarding fire rated doors for a boiler room. The boiler room is in the basement and the basement is being finished. I am getting different answers from different people. This is in a single family residence in upstate NY. I would love to know where to find...

EERO distance from sill to grade?

Here is the code I was looking for: In the 2017 NYS Supplement: AJ604.3 Automatic Sprinkler Systems A habitable attic may be created in an existing attic located above the second or third story above grade plane without requiring the installation of a sprinkler system throughout the entire...

EERO distance from sill to grade?

We are working with the 2015 ICC and NYS 2017 supplement. I was told the minimum distance from EERO to grade or landing below is 14 feet, and I can't seem to find this info anywhere. Does anyone know the answer? I am looking at a set of residential plans where the EERO is 16' to grade. Any...

    Unisex bathroom in office space.

I am reviewing a set of plans for an office space in NY (not NYC) and the occupant load is 45. They have 2 bathrooms, one being ADA accessible. They called me and asked if one of the bathrooms can be unisex, and I am having a hard time finding an answer. Can anyone help? We are using the...

Maximum office space cubicle partition height?

Thanks for the reply. It made me think that what I'm really looking for is the height of a cubicle divider more than a framed out partition. There is a specific height, I believe, for visibility through these dividers...

Maximum office space cubicle partition height?

True, I just seem to remember 5' instead of 6'. Or 5'-6". Maybe I'm losing my mind.

Maximum office space cubicle partition height?

Thanks for the reply. I seem to remember hearing/reading that having office cubicle partitions that high would block views of exit signs.

Maximum office space cubicle partition height?

In the 2015 IBC, there is a code for maximum partition height (6 feet) before the partition needs "adequate strength and stiffness to resist loads" (IBC 1607.14) but I could swear I read that office cubicle partitions could only be around 5' high. Does anyone know where I can find this...

Distance to ADA bathroom from office space?

This is what I found as well - The dimensions of the bathroom have to be ADA, but the fixtures do not, and no grab bars are required. This will work for the building owner - they just want a nicely appointed bathroom without the ADA bars and fixtures.

Distance to ADA bathroom from office space?

I was asked by the owner of an office building the following question: There is an office space on the second floor of his building where the tenant wants to add a bathroom but NOT make it ADA accessible. There is a public ADA accessible bathroom in the hallway outside the office space...
