    Storefront glass in egress stair

Can an exit stair have storefront glass where it exits into a public right of way at grade level? IBC 2018 4 stories of Type V-A construction and R-2 occupancy (condos) above 1 levels of Type IA concrete This is one of two exit stairways that connect from the roof to all levels of the building...

IRC vs. IBC and Structural Requirements

In general, would it be safe to say that a building engineered under the IRC would have reduced structural requirements (and is therefore slightly more economical under normal conditions) than the same building engineered to meet the IBC?

Rooftop Deck: A Story Under IRC?

OK, so can we interpret the floor area at the top of a stair landing considered a mezzanine?

Rooftop Deck: A Story Under IRC?

Thanks to both. Yes, the question is centered on the stair access having a 'roof.' Is there any chance this access stair situation can be classified as a mezzanine?

Rooftop Deck: A Story Under IRC?

Is a rooftop deck considered a story by the IRC? Example, we have an enclosed stair that opens onto a roof deck with three floors of living below. If yes, then are we are kicked out of the IRC into the IBC. Jurisdiction is North Carolina. Thanks to all in advance!

    Minimum Floor Slope for Drainage

Thanks to all for replies. North Carolina Building Code (based on IBC 2018). Interior application for an airport hangar. Can't find any actual hard guidance in the code as to what the minimum slope is to achieve "prevent water or fuel from remaining on the floor." Would less than 1/8" be acceptable?

    Minimum Floor Slope for Drainage

Where I'm from, we've always used 1/4" per foot slope for floor slab drainage as is recommended by the ACI. Does the IBC, plumbing code, or any other model code dictate what the actual minimum floor slope is for drainage? Example: IBC 412.3.3 states: "Floors shall be graded and drained to...

Ledger Board Attachment for Residential Addition

We're designing a second story addition to a house which will 'bridge' between the existing gable end wall of the house and garage. The floor system of the addition will attach as a ledger board and span the 6'-0" gap between the buildings. Where does the IRC prescribe this type of connection...

    Generator Distance From Wood Building

My electrical engineer is asking me if his generator layout meets building code (Washing State, IBC 2015) or NFPA in terms of the distance of the generator to our existing wood building. We are currently 5'-9" from the building exterior edge, however there is a 1'-0 overhang. Are you aware of...

How to Determine Door Ratings for Various Spaces?

Working on an ambulatory surgery suite (IBC 2015). The state reviewer has corrected several of my door fire ratings, and I want to cross check the work. I'm realizing I don't have a strong understanding of how to determine door ratings for different scenarios. Can someone help point me in the...

    Type III-B

Change of use from Mercantile to Business (bar & restaurant), under 1,000 square feet in a multi-tenant storefront-style building. Exterior concrete walls with big areas of storefront glass, unknown roof structure. I called the building V-B with existing 1 hour tenant separations, since the...

Go Through Janitor's Closet to Access Another Room?

The dirty room is for soiled processing/handling of medical/surgical instruments and equipment. Once decontaminated, these items are passed through a window into the clean/processing (sterilization room). The clean room has a direct connection to the operating room. Janitor room is 5'-0" x...

Go Through Janitor's Closet to Access Another Room?

Scratching my head here... I'm working on a small office-surgery suite with extremely tight existing conditions. We're trying to squeeze every drop of square footage, and the client had the idea to go through a door inside a janitor's closet to access the dirty processing room. This would be the...

Hi, not sure if I'm posting in the correct category... We need to show a 1HR fire partition between sleeping units in an existing historic motel building. "Non-Accessible" Minimum Clear Floor Area?

In what code are minimum widths dictated for NON-accessible spaces? Example, we're working on a historic hotel renovation (with very tight spaces!) and are trying to figure out the minimum allowable distance between beds for our non-ADA compliant rooms?

    Construction Type I-V

Hi, rookie question here... I'm a young designer and have never fully grasped the "concept" of Construction Type insofar as the code is concerned. I understand that a building can be 'classified' as multiple different types, but where do you begin determining type for an existing building? Are...
