    Laundry Room -Necessary Provision?

Greetings. We received a plan check comment regarding a single family residence in California asking us to show on our plans, where the Laundry Room is. The client keeps the laundry appliances in a detached garage on site. I saw a reference in the NEC 210.52(f) requiring a receptacle in a...

    Shower Enclosure Size

Greetings. We’re looking to install a glass shower enclosure in a corner in a guest bath in a California. The existing space we have to work with is ‘very’ tight in all directions (see plan through link -hope it works: https://www.dropbox.com/s/h513ypket7o4nph/Shwr%20Plan%2021_07.04.pdf?dl=0)...

    Shower Valve Locations

We are working on a fire rebuild that will have a classic deep shower enclosure where you enter from the side, turn 90 degrees and walk the long direction to the control wall with a showerhead above. The builder mentioned that he ran into an issue once where an inspector forced him to...

    Unconditioned Roof Cavity

Thanks. I suppose under our scenario, an open wrap-around porch would more appropriately fall under 'soffit' in this definition. I think I see where you're headed. If we can convince the plan checker or inspector that our condition is a soffit, as opposed to a ceiling, then we would not fall...

    Unconditioned Roof Cavity

As far as I know one could argue that these two terms, in this circumstance, are interchangeable. I tried to see if I could distinguish them in the code, but unless I missed it, I'm not finding anything in the Definitions chapter for either ceiling or soffit.

    Unconditioned Roof Cavity

Thanks Steveray. I did read through that code section. Was hoping that I may have missed something, somewhere, that applied more leniency in terms of required opening vs. S.F ratio. Getting 1/150, or even 1/300 is going to be extremely difficult just through eave vents, and littering a porch...

    Unconditioned Roof Cavity

No, the roof over the conditioned space, along the exterior wall line, will be sealed off with a barrier and have closed-cell spray foam insulation applied to the warm side.

    Unconditioned Roof Cavity

Is it required to ventilate an enclosed, uninsulated, roof covering an extrior porch? If so, is there a required ratio (free-air vent opening vs. roof area) for this type of roof?

    Trellises

Hi Glenn- Sorry for the late reply. 1) 2016 California Residential Code (Sorry I should have specified state). 2) Have not seen any local/Napa amendments related to trellises, or defining Heavy Timber as ignition resistant or non-combustible. 3) The proposed trellis will be attached to the...

    Trellises

We went in for permit in a WUI zone with a heavy timber, redwood trellis for a residential project. We received a plan check comment asking us to show that it met the requirements of R337.10.3.2. The key words in that section is that the trellis needs to be non-combustible or ignition...
