    Accessibility of two-story townhouses

not to hijack this but in the same vein...1107.7.2 ibc 2015 states that in multistory units with elevator service to one floor "shall comply with the requirements for a type b unit and where provided within the unit a living area, a kitchen and a toilet facility" by toilet facility means it...

location, CT code 2015 IBC. am i correct that my 1 story above grade plane garage in type 1B construction requires a 2 hour rated floor construction above based on table 601 to comply with this language in the noted section "the floor assembly between the parking garage and the group r above...

Interior Exit Access Stairway for 3-story building

i do show it as fire rated although only one hour since its not truly connecting 4 stories if you rate the underside of the stairs. They have really neutered the options for decorative or communicating stairs....now to just find the real estate to create a stair tower so people dont have to go...

Interior Exit Access Stairway for 3-story building

ahaha, thats awesome! Not sure if you ever interacted with our former state building official dan tierney but he was a character...cursed like a sailor and typically made you feel like an idiot for asking the question you were asking :D

Interior Exit Access Stairway for 3-story building

Interior Exit Access Stairway for 3-story building

Average grade plane is less than 6' from the story above...atleast how I calculated it...its another item the building official is harping on.

Interior Exit Access Stairway for 3-story building

You don't like a good mystery? 2015 ibc is the code, building L shaped 3 story building with basement walkout. its 5b construction. The required egress is already provided by stair towers at the end of the two wings..anything else you need?

Interior Exit Access Stairway for 3-story building

I designed a building with an exit access stair in the center of the building more for convenience as the other stairwells meet all the egress requirements. Is this configuration code compliant? it goes from basement to the third floor.

Interesting Multi-Family Question / Unique Ownership Model

odd concept but not really a code issue, doesnt matter how ownership hashes out a unit remains a unit.

    Dwelling unit separation at balcony

interesting discussion, just started a design that will incorporate the same type of detail...if its required to be rated like Khsmith says the decks should then enter the equation...without any further reading than what has been posted it seems like there is no code requirement if your fire...

    abbreviations in plan checking

Any drawing set should have an abbreviations list for this reason...if we don't know what the abbreviations are how can we review plans?

How many stories/square feet before I need an elevator?

Is this a walkout type situation? You can't just arbitrarily deem something a basement...it's a defined term...

Exposed joists in a 1/2hr rated corridor.

If you have the height build a rated floor ceiling and put decorative beams underneath

    High Rise Condo Accessibility

    (2) Type A units required but (4) Different Unit Types.

I typically distribute evenly between the bedroom count of the units... It would be ridiculous if each unit type had to have a corresponding type A unit and I don't believe that was the intent of the code. Many times my buildings have a ton of unit types which would make 50%of my units need to...

    multi tenant building

Also cannot stand when building officials don't cite the code section they are trying to enforce when they question something

    multi tenant building

Iebc has been adopted in CT...if the use isn't changing and the area isn't changing I don't see why there should be an issue with the existing separating wall construction...at most I'd expect the contractor to be on the hook for addressing un protected penetrations and other misc other code...
