    How to pass building inspection?

Thanks everyone for the replies. I didn't expect our community to be so fired up. A group of real estate investors has made the request. In my words, what they are really looking for is for things to go well at all stages with the AHJ. Thank you for the input all.

I was asked recently to give a short presentation on "How to pass a building inspection?" Thought I would reach out, and see what you guys think. So far, I have: - Build a professional team emphasizing know-how and communication skills. - Contact municipal planning and building teams early in...

Guard Code for Montréal, Québec, Canada.

pretty sure Montreal had a charter similar to Vancouver allowing it to pick and choose within the provincial building code. I cannot find any reference backing my statement for the life of me. Only mention I have found is a short wiki page saying Vancouver is the only canadian city able to do...

Guard Code for Montréal, Québec, Canada.

Hi, just like Vancouver, Montreal is its own animal. It makes sense too, for it has a specific architectural fingerprint found nowhere else at that scale. I remember learning case studies in school where an owner/contractor replaced exterior guards with new aluminum. If I recall properly, the...

    building height measurment

How do you measure the building height of an A-frame building? apex or half way between apex and average grade? My planing department has consulted me to see if the BC building code offer any insight on how to measure the building height. Especially for A-frame. Would you consider the A-frame as...

Motorized fire damper vs fire dampers with fusible link

Well in that case I'm the one who should apologise for not reading the room right. Darn it, I'm being humbled again. I'm not a damper expert, but i believe fusible links are spring loaded. Let us know if you find a good resourse out there about dampers, web site, or sales rep. whatever. thanks

Motorized fire damper vs fire dampers with fusible link

This is inappropriate. keep it positive eh. May I propose you offer apologies, or are you too proud? smoke dampers will be actuated by a smoke detector nearby or in some cases by the fire alarm. The fire alarm system has the means to shut smoke dampers by zones or throughout depending on the...

pouring concrete landing at wood floor sys height

we have 8" to grade and 2" to hard surfaces in our provincial code. The homeowner has opted for blueskin and metal flashing to which the concrete has been poured to. That's it for this one.

Hi, A square concrete landing is proposed to be poured at the height of the floor system against the house on 2 sides. the landing will have a good slope away from the building and is covered by a roof of the same size. The joist rims are fully blue-skinned (waterproofed). The builder proposed...

Hi, Don't worry, all of you folks will retire before ai get good enough to replace you. ;) @jar546, I'm eager to try such a new tool. The tech cannot make as many errors as we human building inspectors do while juggling an impossible workload. It would definitely speed things up both for...

    building area, porch and sunroom

can you share the link to the online OBC? All code references below are taken from NBC2020 "open area" is used to determine mezzanine's area. 9.10.4.1., 3.2.1.1. "open area" might also be used for ventilation (size of an opening freely venting) "building area" means the greatest horizontal area...

3 or 3 1/2 season screen room storm panel

Not sure I understand your question fully. "unconditioned space" might be what you are looking for. looks like a vinyl sheet in the openings of a sunroom. with or without EZ storm panel, it would still be considered unconditioned space.

Never came across one on the job. I don't think of any code-related item. How about a slide from one level to the other, hidden passages, or a fireman's pole? Did anyone come across that? *chuckle chuckle*

darn, I assumed it was exterior wall. My bad. In this case, the insulator has to provide a bit more effort in the placement of bats. VB on the warm side.

garages are considered non conditioned spaces and are often non insulated. Workmanship aside, I wouldn't look closely.

Girder truss + 2x10 top & bottom chord

I have called the truss manufacturer before, and the in-house engineer has been very helpful. Never seen a 2x10. Sometimes I see 2x6 or plywood to be added, these are fixes for damaged trusses. Let us know what you find, i'm curious now.
