3 Bay Sink plus One DWV

Jeff I'd like to use that picture in training programs if I could have your permission to do so. Best guess on the blocks was to make slope for the waste line, possibly to protect the wood floor? If for food service, indirect waste is normally required. Distance from vertical pipe to trap...

    Construction resumes following barn collapse

Agricultural buildings, as defined in NYS Law and Regulation are exempt from permit requirements generally, and that would include plan review. Most jurisdictions still require a permit to document Zoning compliance though. The way the State Code is written any work that does not require a...

Licensing/Certification of Code Inspectors per State

New York State has two levels of Certification: Building Safety Inspector and Code Enforcement Official. NYS has 6 basic training programs, 9A through 9F. Each is a 3 day course with a final exam requiring 70% or better to pass. BSI requires the first 3 courses and exams, minimum 60 hours of...

    multi tenant building

I take it the IEBC has not been adopted? 'Demising wall' is not defined, referenced or used in the IBC. Proper Code terminology would be fire wall, fire barrier, fire partition, etc. Tenant separations in malls are typically fire partitions and would not create separate fire areas (which could...

Do You Cite Code Sections for Every Violation?

Jeff, a home inspector has no authority to determine what may or may not be a 'violation' (see Pcinspector1 post#55), the AHJ has sole authority to make that determination. However a GOOD home inspector can identify a potential problem with out the use of the word 'violation'. As an example, I...

    HB 493 in Georgia

Codes and Code Officials exist BECAUSE the private sector proved time and again that they were NOT capable of self regulating.

Do You Cite Code Sections for Every Violation?

Home inspectors are a different story altogether. There are 2 words that do not belong in a home inspectors vocabulary and should NEVER be in a home inspection report... 'code' and 'violation'. These are not a function of a home inspection.

Do You Cite Code Sections for Every Violation?

If you are not citing the Code then you are not doing your job as a Code Official. If you are going to write it, you better be ready to cite it. When I tell someone that something doesn't meet Code, I always tell them which section my decision is based on. That the individual may or may not...

    Woodstock 50, 2019

A couple of things to note... There will be two events that weekend in NYS. The event in Watkins Glen (follow the link in the OP) is being organized by the original promoter (Lang) who not only did an amazingly bad job of planning the original, but has made a disaster out of every attempt he's...

combustible material in type I and II construction 603.1

I have to agree with the majority here. Blocking is not load bearing, a jack stud supports a header and is load bearing. A jack stud is an integral part of the load path, blocking is not.

    Connecting Two Levels

Based on the diagram provided in the OP, it appears to be a slab-on-grade one-story building on the left, with the stairway connecting to a possible two-story building on the right (depending on the elevation of the lower level above grade plane).

    Self-Certification Program??

Until quite recently Architects and Engineers were not introduced to the 'Codes' in college/university. Some schools are now transitioning to either electives or curriculum requirements for Code specific courses. Historically they studied the various Referenced Standards (like ASCE7). They all...

1980's Office Building - why are existing corridor/tenant doors 1 hr?

Maybe the original designer/owner wanted the durability provided by the 1 hour doors? As far as work on an existing building, has the AHJ adopted the IEBC? There may (or may not) be options for reducing ratings depending on the compliance path chosen by the applicant.

    Comcheck Error

ram, New York State has amendments to both the IECC Commercial provisions as well as the ASHRAE 90.1 Standard. You can access the NYS Energy Code amendments on the Dept of State website, www.dos.ny.gov

    No site arrival points

An 'existing' building is one that was lawfully in existence prior to adoption of the IEBC. The barn would be an existing building regardless of a CofO or lack thereof.

    Definition of a Building

Since the OP is not providing much information I will guess that the 'client' built the pergola without a permit and is likely in violation of a zoning setback requirement. The 'client' now wants tomtomtom to argue that it is not a 'building' and therefore not subject to a 'building permit'...

Outdoor hedges - Code forcing cutting

Although linnrg beat me to it, I will agree that the hedge would be viewed as a living fence in this instance. It serves the same purpose as a fence and potentially obstructs the sightline at the intersection. I also agree that hiring an attorney would not be necessary, and will likely cost you...
