    Barn Conversion

Hello Everyone, I have a project were they want to do a barn conversion. To be honest I don't know where to start. I've attached a preliminary plan layout and sections. Here is the description of the project: Existing Guest Lodging Unit: to remain as is, guests rent for 1-14 nights at a time...

    Event Center

Better check with the local jurisdiction as they may require sprinklers in all structures. It's becoming commonplace. At least in my neck of the woods.

    Gates at Mezzanine Guardrail

I have a mezzanine above a storage area in a public works garage. There is stair access and a guardrail surrounding it. We have a lockable gate at one end so this can be opened for a forklift to hoist material for storage on the mezzanine. I have done this dozens of times on similar projects...

Restaurant that is a B occupancy.

B Occupancy versus A Occupancy and restrooms. The thought is that once you have determined that you are a B, because you have under 50 seats, does it flow through the code that way. We have a Building Official who is switching it up midstream and by saying that we are functioning as a...

Exiting from elevator lobby after hours

This is a 3 story building. Med clinic is on the 2nd floor.

Exiting from elevator lobby after hours

So even after hours. Someone in the elevator lobby will need access to the stairs. So the waiting room doors will need to provide that access no matter what? There is no way to control access into the medical clinic except for an alarm lock or connection to the fire station in the lobby. The...

Exiting from elevator lobby after hours

Is this similar to access control in stairways? I believe IBC requires free access on all floors or electronic control to the fire station.

Exiting from elevator lobby after hours

They don't want patients using a door that gives them free access to the clinic.

Exiting from elevator lobby after hours

Hello Everyone, I have been asked to review a proposed 2nd medical office for exiting. This is a QC review within our office, not a building department review and this is a programmatic layout so the rooms don't show doors. One of the staff mentioned that they thought the elevator lobby was...

Existing Non IC rated 2x2 troffer lights

Hello, We are working on a existing medical clinic remodeling. They want to install acoustical insulation above the ceiling in the exam rooms. The existing 2x2 light fixtures are not IC rated so as I understand it per 410.116 they would require a clearance of 3" around the fixture enclosure...

    10" Flush Door Bottom

Correct. I'm not the housing guy in our office so I got confused over the "A" and "B" classifications. The contractor has the owners ear on this and I need to have the ability to point out were the code actually requires this on all entry doors. "We've never done this before" attitude from...

    10" Flush Door Bottom

Hi Ron, I guess my main question is if it is required on the standard apartment units that are not Type "A" or "B"? Thanks, Jeff

    10" Flush Door Bottom

I thought I would cross post this from the ADA Forum. Hello, I am working on a 62 unit apartment building in Iowa. The GC has come back to me claiming that his door supplier says that the apartment unit paneled main doors don't need to have the 10" smooth surface at the bottom panel as all the...

    10" Flush Door Bottom

Yes, our type "A" units do meet the requirements for entry doors. My question is about the other units that do not have the accessible features. I can't find anything in the code that either requires or exempts these units.

    Galvanized Pipe for Gas

Then my other question would be...Did the model codes restrict use of galvanized pipe for gas piping at anytime in the past? I know the the old line of thought was that galvanized pipe flaked in gas use which was later determined to not be the case for natural gas.

    Galvanized Pipe for Gas

I was told by someone that galvanized pipe is allowed for gas lines in the 2015 IRC code. I'm not an engineer, but I was always under the impression that galvanized pipe could not be used for gas. anyone have any insight on this? I think I'm on the right forum but maybe I should be in residential.

    Clean Room Accessibility

    Clean Room Accessibility

I think were we are at is the room is to small for accessibility and the work function would not be practical for someone in a wheel chair to perform. So the AHJ is asking that all the rooms be expanded to accommodate a wheelchair even though a person in a wheelchair would not be able to...

    Clean Room Accessibility

I have a question if you are familiar with ADA exceptions on clean rooms. According to the City, clean room would need to be reconstructed to meet ADA standards (e.g. to fit a wheelchair). We have used the California Unreasonable Hardship Exemption found in Accessibility for Existing Buildings...
