Number of Exits for 3 Story R-2, Sprinklers, V-A

Thank you both. Yes, I was missing the "individual" dwelling unit part. Much appreciated.

Number of Exits for 3 Story R-2, Sprinklers, V-A

We have not adopted the 2012 IBC yet, and would like some interpretations from those who are familiar with it. 2 dwelling units per floor, 2500 gross SF per dwelling unit. Travel Distance, CPET NOT an issue. Section 1021.2.3 allows a a single exit within and from the dwelling unit, provided...

Fire Barrier Construction - Separated Uses, Exterior Wall

Thanks tod. Ironically enough, this is relating to T.O.D., which is also the main reason I haven't been around much in a couple of years. I didn't want to cloud the answers with extraneous information, but yes, we usually see sticks on a podium. This is IIA with fire resistive substitution. The...

Fire Barrier Construction - Separated Uses, Exterior Wall

Sorry to just come by when I need help, but would appreciate input. I'll try to limit the description to only the necessary information. Mixed use building, single lot, fully sprinklered. Fire Barrier is required between B and S2 parking garage (due to allowable area and height issues) . Above...

    Tapered Steps

I don't mean to state the obvious, but you are aware that Sec 1009.7.4 (2012), allows variances in riser height due to sloped surfaces, not to exceed 1:12, right? The gray area is where the change in elevation is reduced to only one riser.

Ahhhh... Well, as usual, I am cinco meses late, and a rhyme short. I should be punished with a soft pillow.

    Roof Repair

I spoke with the building official of Blackburn, Lancashire, and he said this was a common problem there, although the holes are rather small.

    1.5 billion dollar project fees

We've certainly done it, several times. The mechanism we use is a development agreement, adopted by City Council. We amend fees and/or taxes, and they must meet certain performance requirements. In every case, we've hired an economist from Austin to run the numbers to show that it's to...

    Roof Repair

Seriously, this WAS the fix. Had apparently been there for months. However, we eventually convinced them to eliminate the internal roof drain, and just let the the slope of the roof handle the drainage. Soon they'll be fixing the hole where the rain comes in.

I gave that quite a bit of thought, and would have to say yes.

    Roof Repair

Ok, couple of questions: 1) This was about 10' above attic floor. Can we write them for no access to the fixture? 2) Does there need to be an air gap between the garden hose and condensate pan? ( I say no) 3) Is a valve on a roof drain legal? (I couldn't find anything prohibiting it) 4) How...

    Roof Repair

Hello everyone,Haven't been around in a while, but one of our inspectors found this yesterday. Let me describe it:This is the attic above the second story of an office building. The roof leaked. The repairman strapped a dustpan to the rafters below the leak, partially supported with strips of...

No Texasbo! Where did he go?

Alive and well, thank you very much. The rumors of my demise due to flame wars are greatly exaggerated. In case you haven't noticed, my feelings aren't easily hurt... Covered up with planning and zoning. Lots of historic preservation, tourism zoning overlays, and the preparation for commuter...

    Gas Wells and Adjacent Structures

The Texas Railroad Commission has no standards, unfortunately (http://www.rrc.state.tx.us/barnettshale/index.php#faqs). You will find city ordinances that run the spectrum from 200' to 1000'. Most cities specify a greater setback from residences, schools and churches than they do other...

    Mezzanine Question

The space can be considered a storage area if it is designated a storage area on the plans, and used as a storage area when occupied. From what I can determine, there is no physical change to the mezzanine. It still has access to two separate exits, even though the exits are into two separate...

NFPA 101 just what is it?

You would know, I suppose. It wasn't that long ago that you went crying for Mommy like a little schoolgirl, only to be told to put your big girl panties on. It was pathetic, but it was funny too.

Help me here; is this the kind of class I should aspire to, or some other kind of class? http://www.inspectpa.com/forum/showthread.php?7949-Gas-logs&p=76802&viewfull=1#post76802 The example above was just the first one that came to mind, but I could post others (the ones you haven't deleted...

Wow. Although you have a history of posting some strange stuff after happy hour, I'm working my way backwards, and pardon me if I'm wrong, but this was posted 5 hours ago, and it's currently 11:21 here in the Lone Star State. That means it was posted at 4:21 Cali time. No problem, I guess; it's...
