    Platforms inside interior offices

NYC codes are different / stricter than the NYS codes so I usually stay away. However handrails typically are within a 30” reach. I’ve seen platforms such as this without handrails except at the walls. It wouldn’t make sense that NYC for existing buildings would go back that far in years. I’m...

    Egress Stair Wall Hung Art

Thanks - I have checked and also Table 803.13 with Class A for non-sprinklered buildings. Getting specs from the tenants to review.

    Egress Stair Wall Hung Art

Thanks - My first suggestion is to have an artist paint it which takes time but they are considering a metal print with smooth rounded edges secured to the wall and would only protrude maybe 1/4"(?). I was told that they are trying to get people moving so taking the stairs would be a heathier...

    Egress Stair Wall Hung Art

Hello all, I had a request to install art in egress stairs. We are looking at printed metal photo art which meet the fire requirements. They are shallow and would not protrude much at all. This is under NYS Building code. I know the penetration code does not allow certain equipment to penetrate...

    Higher Education Laboratories (IBC 428)

Thanks for your response (although a delayed response by me). I do not think the definition helps me.

    Higher Education Laboratories (IBC 428)

How does a Lab Suite differ from lab rooms? Each a one hour rated space? Can 4 rooms = one suite? The code does not seem clear enough on this. If the walls between the rooms are not rated then I understand the suite idea. The full suite needs to be rated. However I am reviewing something which...

    Open Office Area

I would not say an open office area is considered. "concentrated use".

    Whole Building Traps

Can anyone tell me the reason why the building traps are not allowed in the plumbing code? Many plumbers (who prob don’t read code) still put them in, prob learned from old timers. As a code official I am just the messenger but I’d like to explain why it’s not allowed. Many say it helps keeps...

Occupant Load for an Indoor Sports Facility

Thanks good to hear. Always good to hear other interpretations

Occupant Load for an Indoor Sports Facility

Goal now is to define indoor participant sports (BC507.4). §BC303.5 Assembly Group A-4 definition does not mention indoor participant sports. The indoor practice facility is for college sports. From Wikipedia: A spectator sport is a sport that is characterized by the presence of spectators, or...

Occupant Load for an Indoor Sports Facility

The practice facility would be just for the college use. The plan is to not use it for other events such as graduation or prom's etc. there is another arena and stadium for that use. I believe we have discussed this with our fire Marshall's but I could talk to them tomorrow for more detail...

Occupant Load for an Indoor Sports Facility

    Practice. Different sports.

Occupant Load for an Indoor Sports Facility

Correct...what about practice for football, lacrosse etc with limited spectators for a college? Since the code specifically states participant sports in this section, and not in chapter 3 where A-4 is described I think that ' 'participant sports' here may be more specific.

Occupant Load for an Indoor Sports Facility

BC507.4 states: §BC507.4 Sprinklered, one-story buildings. of other than Type V construction, or the area of a Group B, F, M or S Exceptions: 1. Buildings and structures of Type I or II construction for rack storage facilities that do not have access by the public shall not be limited in...

NYS: Type IIB, B Occupancy Sprinkler (water) curtain

PS We also do not know who the tenants will be at this point. The labs we are keeping separated and rated but the conference rooms on the 2nd floor I agree will not need to be separated as per the code.

NYS: Type IIB, B Occupancy Sprinkler (water) curtain

Yes I agree but since these are tenants (our other code official here looks at these as tenant spaces) feels they should be separated. The architect shows these as rated rooms for now. The 2nd floor I would agree should be non-separated and a rating would not be required. The main level though...

NYS: Type IIB, B Occupancy Sprinkler (water) curtain

Trying to have the architect explain their interpretation to me. If there is an alternate design and another way to view this I'm open to listening. There are other issue with this design and it's going out t o bid soon. Oh well

    I'm trying that too. Thanks

NYS: Type IIB, B Occupancy Sprinkler (water) curtain

Hi all The architect's have designed glass wall partitions as non-rated class with a Sprinkler (water) curtain. I cannot find anywhere in the NYS Building / Fire code or NFPA where this can be used except for an atrium, and this is not an atrium. If anyone has had similar situations please let...

    Atrium Enclosure?

Thanks again - I guess I should invest in the commentary.

    Atrium Enclosure?

Huh ....this is excellent information, although I still don't like the answer. I always forget to check the IBC interpretations but that is probably because of the new codes for us here in NYS Thank you

    Atrium Enclosure?

Hello all I need a little help with this: NYS 2015 code: I am reviewing a 'B' occupancy with a 2 story atrium that connects the two stories and main corridor areas which is rated. The design currently does not enclose the atrium, just have a railing around the open side. So the 2 levels of...
