Exit stair from 2nd floor R-1

The original issue was; a stair can be unenclosed if serving an occupant load of less than 10. If the occupant load of the floor is 13 does each of the two required stairs serve 6 1/2 or do they each serve 13? Based on the definition of occupant load I made to determination that each serves 13.

Exit stair from 2nd floor R-1

Alaska has an amendment allowing no more than 16 sleeping units and no more than 2 stories without sprinklers. The building will have smoke alarms per 907.2.11. Alaska has relaxed some of the sprinkler requirements due to the extreme cold and lack of water pressure and flows. Underground and/or...

The building does not have an alarm system to connect to Mag Holders. Do they still make the holders with fusible links?

Exit stair from 2nd floor R-1

By Definition, occupant load is the number of persons the means of egress of a building or space is designed to serve; not the number of persons a single exit is expected to serve. Therefore, each exit provided is serving the total occupant load of that area. The stair in this building should...

Exit stair from 2nd floor R-1

I have no record specifically approving the stairs but the entire ground floor was given approval to occupy assuming that the 2nd floor was soon to follow. No inspections were ever made for the unfinished 2nd floor. That's why I am trying to treat this like a tenant improvement in an existing...

Exit stair from 2nd floor R-1

I was responding to ZIGs comment about 1018.6. Since the building was never completed or issued a C of O but the first floor was approved for occupancy; I am considering the 1st floor to be approved as is but requiring the 2nd floor to comply with current code. I'm treating it like a tenant...

Exit stair from 2nd floor R-1

you are right! Can anyone provide code language that would specifically allow or disallow dividing the occupant load by the number of exits in determining the load served?

Exit stair from 2nd floor R-1

This was started about 10 years ago and the first floor only was finished and allowed to occupy. Now they want to build out the existing 2nd floor. It is only open to one floor but unless you can divide the occupant load by the number of exits it is still serving over 10 and must be enclosed...

Exit stair from 2nd floor R-1

It's new but by amendment in Alaska is not required to have sprinklers. "When the stairway serves an occupant load of less than 10" the load of the story is more than 10 but is that divided by the number of exits? That way each stair is serving less than 10 and could both be unenclosed?

Exit stair from 2nd floor R-1

2nd floor is 2500 sf and has two exit stairs but only one is in a rated enclosure. The other stair is open and exits through the 1st floor lobby. The building is not sprinklered. Is this a violation of 1022.1? If not; what would allow it? Thanks for the help.

Has anyone ever heard of this before?

I am in Alaska and have been told that copper piping should be discouraged and possibly be disallowed in all water supply systems. They say that copper leaches out of the lines and ends up in the waste water treatment facility. I don't know what problem is caused at that point but I suspect it...

    Interior (actually inside) Parcel Lines

If these are condo lots; they are ignored by building code and no rated walls are required. A condo line is not the same as a property line. The entire building belongs to a condo association and the individual condo owners only own the space within the walls but not the structure. If they are...

    Restroom Privacy

I have only seen one commercial project use a grid ceiling between restrooms and it was immediately changed to a hard lid when men would lift tiles to look over the wall into the ladies room and take pictures. It's not a code requirement but a huge mistake.
