Do basement walls fall under Section R611?

2009 IRC I'm reviewing a one-story house with a basement. I've used Section R404 and Table R404.1.2(8) to check footing and wall reinforcement. However, I have a "feeling" that there may be some additional anchor bolt and floor blocking requirements somewhere in the code for the floor...

Maximum Truss Span for Prescriptive Walls and Foundations

Does anyone know where I can find a code reference out of the 2009 IRC limiting the roof truss span / tributary roof load for a building using the prescriptive codes for the foundation and load bearing walls? Thanks in advance!

    New Ramp, Old Church

They have a building permit for adding the ramp. The contractor didn't do the math and framed the ramp with the steeper slopes. He asked if the church can accept the ramp as constructed; so far I have told him that the ramp is required to meet building code (IBC).

    New Ramp, Old Church

It doesn't sound like a new ramp would fit that exception.

    New Ramp, Old Church

Could the church use 3411.7, exception 4? There are existing stairs; the ramp is supplemental and does increase accessibility.

    I don't have 3409.6 in the 2009 IBC...are you citing 2012?

    New Ramp, Old Church

We have a permit for a new ramp out of an existing church. My understanding is that the church wants the ramp to meet ADA guidelines. During framing inspection I noticed that two of the three ramp slopes exceed the ADA maximum (they averaged 15%). We use the 2009 IBC, have not adopted the IEBC...

    Help!! Two-Story A2

using 15 occupants/sf comes to 72. I have a meeting with the Fire Chief and City Administrator later today to discuss their request. I've asked for a seating and egress plan showing exactly what they are requesting. I like the idea of the bolted tables.

    Help!! Two-Story A2

well now they are hoping to use IBC 303.1, exception 1 and 1004.1.1 exception and call it a "B".

    Help!! Two-Story A2

They are trying to call it a IIIB with a one hour wall made up of standard non-treated studs surrounded by 5/8 Type X gypsum.

    Help!! Two-Story A2

thank you... This can't be a IIIB without the use of fire-treated studs or masonry exterior walls, right?

    Help!! Two-Story A2

Just to clarify. The neighboring building is IIIB and is on a separate property. This A2 is on a zero lot line and butting up against the neighbor's building. If I classify the neighboring building VB, don't I still need a one-hour wall based on fire separation distance? Table 602

Nonsprinklered. The two hour existing wall is on the neighboring property. can this building use that that wall for credit in fire separation?

    Help!! Two-Story A2

I'm in a little over my head and the politics are starting to get stirred up. We use 2009 IBC.Proposed A2, came in as a Type VB, but has a mezzanine over 1/3 of the floor area; so two story. The RDP is now calling out a 2 hr wall against the existing building and calling it a IIIB. However the...

    Type V-A Construction

Mork, I assume that you knew everything before you started reviewing plans or designing, etc? I always make sure not to approve anything that doesn't meet code. Our small community doesn't have a lot of multi-story buildings so this is the first time I've came across this type of construction...

    Type V-A Construction

Their reasoning for changing from VB to VA is a mezzanine that exceeds 1/3 of the floor area, thus turning into a two-story building (not allowed for A2, Type VB). So, then they started exploring the VA option. Now it appears they are going to attempt IIIB. It's a mess really. Their RDP is a...

Ya, I was wondering how to get the one hour rating on the upper side of the floor. I've seen sheet rock below a roof deck but not on a floor.

    Type V-A Construction

Sorry if this has been addressed in a previous thread; I did a search but didn't find anything. We use the 2009 IBC. Table 601 requires 1 hr protection for primary structural frame, interior and exterior bearing walls, floor construction and secondary members, and roof construction and...
