IBC 2009 to IBC 2012 question?

yeah....we've .....well i should say they've built 4 of these already and the most recent one in Virginia has a OB telling the local architect that it's an A occupancy and they want a second restroom. I told my client how I achieved the B occupancy and occupant count for the prototype. It got...

IBC 2009 to IBC 2012 question?

Hi, here in PA we're still on IBC 2009 though i'm working on a Prototype that will be built all over the country and most definitely in places using IBC 2012. I won't be the architect of record on these projects but i have a question. 2009 IBC section 303.1.1 allows me to use the "B" occupancy...

1920's church and lost occupancy permit question

Thanks rick....the circle seems to hinge on the CO requiring me to provide drawings to eliminate what you posted in (2) and determine for him that the building is "safe" yet it leaves me in a position to break a law and draw/sign/seal a set if existing conditions drawings. The CO has demanded...

1920's church and lost occupancy permit question

cda, it was not the town's responsibility at the time(1960's) it was the state. only now with the new code do they hold that info. back then, the state converted drawings to micro film(sorta) until the computer age came along and they stated converting things from micro film to digital but...

1920's church and lost occupancy permit question

I have not, however, i have not heard of that office holding that type of information. FYI, our last local assessment was in 1980 so you may glean from that, that the importance of official anything around here has been kind of lax. i'll check though! ggmarch

1920's church and lost occupancy permit question

hi all, i'm at the end of a rope here and was hoping for some advice on how to help my mother's church. here's the scene. 1920's church in PA added a classroom wing in the early '64 by a large greater pittsburgh architectural firm which has since been dissolved. i have "some" of the original...

    Most cost-effective fire wall?

wait a second.....just going IIIb doesn't solve the problem that no separation if it's required.....add it up..... a building of 20,000 orig SF plus the 10,000 New SF leaving you with a 30,000 SF building. still an issue and needs a variance IMHO....are there penetrations between old and new...

    What ICC Leaders Should Do....

    Steel Girder Lateral Restraint

yup i hear ya. in places where i've calculated uplift in moderate and light hazard areas, the exterior walls account for all vertical loading and interiors have only a fraction if any of the vertical loading. the weight of the building is far greater than the applied force therefore gravity...

    Steel Girder Lateral Restraint

bent over nails are a positive connection, but for me, gluing down a building sounds too strange for me. mtlogcabin...i didn't see your post, but i state that if it's not in a seismic situation which requires for lateral design, then it's not an issue and i give a reason as to why. the lateral...

    Steel Girder Lateral Restraint

amen mac, it's been done like that for many moons and for a reason. happy weekend.

    Steel Girder Lateral Restraint

hmmm.........i can't answer this as a reviewer but i can explain it as an architect as to why it's not needed to be attached. there is no lateral load on an interior beam unless it is applied by an outside force. this being said, all load is vertical and the weight of the house holds everything...

    16' Garage Door Headers

it comes down to whether the roof above is trussed or stick framed.....i'm amazed at this thread and mostly it's length. there is good information, but the idea of engineering is figuring out an answer by specifics, no wonder the thread is so long, there are no specifics. but from the original...

    Roof over Roof again

i've done this several times and on churches. there's no need to vent the existing roof, it becomes like a sloped floor (and we don't vent floors). if there is tile or metal, there's probably no venting as it is for that one since there's no reason for it. if there is, make sure they block off...

    Sprinkler debate

i found out something pretty interesting from an uncle who sells homeowners insurance in ohio. the local firemarshal(his cousin) in a very small town where my uncle covered 25 homes. apparently there is a rating system whether state wide or locally, (not sure) that rates fire-response-times. the...

IEBC Addition and IBC restroom count

thanks again to all.......the plan reviewer is reading in the S-1 section of the commentaries and she sees the quick change oil service written in there, so she's not budging....i just have to go for a variance and hope i get it.

IEBC Addition and IBC restroom count

thanks, but it didn't work. just spoke with the plan reviewer and she read the commentaries (2009 IBC section 309 on M occupancy) and apparently, it states that a service station must sell gas....this place does not. so she looked up s-1 and it says quick change oil places are not a service but...

IEBC Addition and IBC restroom count

thanks, there is only one restroom(small) on site and was upgraded per the IEBC 20% rule upgrade to the 2006 IBC several years ago. the interesting thing is that the number of employees is 6 and the addition is to add 2 more actual employees. the waiting room had 6 seats until the last...

IEBC Addition and IBC restroom count

thanks in advance....my question is: i am doing a 2 separate additions to two separate buildings. both have an existing non-compliant restroom. one project owner wants a new accessible restroom, the other owner does not feel they need a restroom. the former is a doctor's office(556sf addition)...
