    Shaft interrupts fire partition

Hopefully the sketch I attached works but just in case, any problem if a 2 HR shaft forms part of the separation between dwelling units (IBC 2015 402.2)?

    Common Path of Travel limit?

    OK. Thanks

    Common Path of Travel limit?

In IBC 2015, is there a section similar to 1014.3 in IBC 2009 that gave a maximum common path of travel distance? I understand that Table 1006.2.1 (2015) combines occupant load/common path of travel to determine if a space could have only one exit where previously we had to look in two separate...

Function classification of F2 Brewery and H3 distillery

I don't think so. Using 100 SF gross, the F2 would be about 31 occupants and the H3 would be 4. I don't believe egress will be an issue. Thanks.

Function classification of F2 Brewery and H3 distillery

IBC 2015 For the purpose of determining occupant load, what is the function of these uses regarding Table 1004.1.2? Industrial areas? Thanks

    IBC-2015 2406.1 (Exception)

Can anyone shed some light on what constitutes "continuous backing support" per the exception under this section? A solid wall? Thanks.

Vehicle Barrier System in parking lot

2015 IBC. Exterior parking adjacent to the building where two sections are separated with a retaining wall because of a 5-6 ft grade difference. A guardrail will be provided on top of the wall but is there a requirement for a barrier per 406.4.3 despite not being an open parking garage...

Change of occupancy and relative hazard classification

    I'll try posting this again but in the proper forum. For purposes of discussion, an existing six story building: 1st Fl Existing Use B (4) Proposed Use B (4) 2nd Fl Existing Use M (3)/B (4) Proposed Use A-2 (3), A-3 (3), M (3), R-1 (3) 3rd Fl Existing Use B (4), R-2 (3)...

Help with 2015 International Existing Building Code

Never used this before and I'm unsure what to do about a change of use. Unfortunately, the project is only in the schematic stage so I don't have some information such as height, fire suppression, etc. I have been able to assign existing uses for each floor of a five story building. I know what...

    ADA mirror width

Actually, I'm not saying it would suffice. I'm looking for back up to say that it doesn't. I said in my original post that does seem wrong but nowhere can I find in the code where a minimum width is given.

    ADA mirror width

It's above a lav. Thanks for the insight.

    ADA mirror width

I know it would be easier if I could insert or attach an image but I can't so what I mean is the lower left or right hand corner of the mirror starts at 37" AFF. That portion is 4" wide. Then it steps up 3" (to 40") for a width of 4". There are two more 3" vertical steps after that to so the...

    ADA mirror width

Here's one I can't find. Of course we know that the maximum mounting height of a toilet room mirror is 40" AFF to the reflecting surface. Is there a minimum width? I'm not the AHJ but a contractor wants to use a custom shape where the bottom of the mirror "steps" up so the lowest few steps are...

    Handrail extensions and landing depth

Thanks for the reply. I wish I could have figured out how to attache a .pdf (if that's possible) to illustrate the condition. There isn't a conflict with a door. I'm just not sure if the handrail extension must be considered as a reduction to the landing.

    Handrail extensions and landing depth

This is for the 2009 IBC. At the bottom of a stair where the handrail is no longer continuous and must either return to the floor, wall or guardrail, does the one tread extension now define the landing depth? For example, if the stair width is 44" then the landing must be 44" deep. Does the...

    IBC Table 705.8 terminology

One of the changes it appears that was made from the 2006 to the 2009 editions is the term "Not required" for UP,S and P openings with a FSD 30 ft or greater. What is the difference between that and "No limit"?

    Lobby occupant loads

I'm comfortable assigning the residential load to the R-2 lobby (200 sf/occ). It's 24'-8" deep (including a vestibule) by 18'-8" wide. Using 5 sf for standing space would give an occupant load of 93 and would require two exits when someone only has to walk less than 30 feet to be out the front...

I guess I need to add at least 10 characters outside the quotes.

    Lobby occupant loads

1A, non-separated mixed use building under 2009 IBC. Four floors will contain only hotel guestrooms and four floors above that will contain only condominiums or apartments. Access to each from the ground floor is by way of separate lobbies. Would the occupant loads of either (or both) lobby be...

    708.2 exception 2.1, 2009 IBC

I've never worked on a project with an escalator so here goes. Escalator in B use connecting two floors. Actually, it's two escalators with a monumental stair between the two. This is not part of the means of egress. According to the commentary, the formula is: Lo x Wo = 2 x LE/S x WE/S and...

Table 602, 2009 IBC for mixed use builing

I'm trying to determine the exterior wall rating for a non-separated mixed use, 1A building and it's been a while. The uses include S-2, R-1, R-2, M and A-2. For example, if the FSD was 8ft, would the rating need to be 2 hour (required for M) regardless of the use present at that part of the...

    Accessible/Type B condominiums

Subsequent to posting my question here, I revised my Google search and found this in a Q&A section at www.ada.gov: Q. Does the ADA cover private apartments and private homes? A. The ADA does not cover strictly residential private apartments and homes. If, however, a place of public...

    Accessible/Type B condominiums

There won't be any walls or hallways or anything else except the demising walls between the units. They will be of varying sizes and overall configurations. Nothing in them until someone buys one and decides how they want their home layed out. The only control we have is where to put the front...

    Accessible/Type B condominiums

For us to design compliant doors into the units and windows in the exterior walls isn't the issue. But as Msradell recognizes, it really seems an undo burden to require a private owner to have their unit designed to meet accessibility standards if they don't need them. Why is this situation any...

    Accessible/Type B condominiums

PS- I realize that the title to my question is incorrect in that Type B units are not involved. Sorry but it doesn't appear I can edit a post.
