City not allowing electric baseboard heater for bedroom

I like mini-splits except that the cost of multiple units really adds up. Would it ok (code-wise) to have a mini-split in the main living area, and a "thru wall transfer" vent to heat the bedroom? I see a couple of products like: https://www.tjernlund.com/airshare_ventilation.htm...

Single step at bedroom door permitted?

Thanks. I'm not I like pocket doors. Also, it might solve the swing issue but the step down is still a safety hazard I think. I was just trying the avoid the inevitable toe-stubbing with a rectangular landing. I think I'm leaning towards raising the whole floor. Thanks.

Single step at bedroom door permitted?

Even a landing is no good?

Single step at bedroom door permitted?

by the way, isn't a landing which is exactly level with the upper floor better? 3" seems to violate minimum step riser height anyway?

Single step at bedroom door permitted?

Good point. Safety first regardless of whether inspector let's it fly. I guess it's either add a landing or raise the whole floor. Thanks all.

Single step at bedroom door permitted?

It's a good idea. I'm not sure if it's exactly 6" but that's easily measured. But I'm hoping it doesn't come to this because I'd prefer not losing ceiling height.

Single step at bedroom door permitted?

The door swings into the bedroom so you have to step down as you enter. Maybe this pic helps: Regarding the section you quoted: Is this considered a stairway? Would an outswing door be considered ok? Thanks.

Single step at bedroom door permitted?

I'm converting a sitting room/den to a bedroom for a single family home under the 2016 California Residential Code. The sitting room floor is about 6" lower than the rest of the house (on account of it being a later addition on a slab whereas the rest of the house has floor joists over a...

City not allowing electric baseboard heater for bedroom

Thanks all. I guess I might need to install central heat... I don't know if I can get into the performance compliance calculations. It's an older home and I have no idea about insulation (if any!) R values, fenestration SHGCs, etc.

City not allowing electric baseboard heater for bedroom

I'm converting existing space to a bedroom and was planning on adding a hardwired electric baseboard heat to satisfy California residential code requirements: The people at the city's permit center informed me that an electric baseboard heater will not be allowed. I can't find any city...

Does this bathroom layout meet code?

Thanks all for your replies. I've drawn up new plans based on the feedback. Could you please take a look? I'm using the 2016 California Residential Code and 2016 California Plumbing Code. As some members have noted the CPC seems to omit any shower clearance requirement: Although I don't...

Does this bathroom layout meet code?

Hello, I have a hallway and closet that I'm thinking of converting to a half bath. It's a little awkward and I'm not sure I can meet the 24 in. space in front of the shower. What do you think?

Coat closet door swing overlaps with entry door swing

Coat closet door swing overlaps with entry door swing

Thank you. This is a good idea. One issue is that I wanted to reuse the door from the existing (smaller) closet in that location. Doors are cheap but I'm not sure I'll be able to find the same style since it's an older house and the doors all match each other. But perhaps that shouldn't deter me...

Coat closet door swing overlaps with entry door swing

I'm adding a bathroom and coat closet to my house and the new coat closet door's swing overlaps with the entry door swing. In practice I don't think it's an issue. But does it violate California Residential Code? I'm trying to see if I can avoid a pocket door. Thanks

    Rough framing for wall remodel

Sorry for the many posts. I was able to find similar language ("number of full-height studs at each end of a header") in section R602.7.2 of the CRC 2016 (IRC 2015) as well: Here, fortunately, they have a diagram showing that these full-height studs are not spaced, but are adjacent king studs...

    Rough framing for wall remodel

Hi Mark, The exception for eaves over 22 feet that I quoted in post #13 was from a gov website in Oklahoma. I can't find a similar exception in my jurisdiction. But I see that figure R602.3(2) refers to table R602.7.5 even with jack studs: I'm in the SF bay area. I'm not sure that the reasoning...

    Rough framing for wall remodel

Thanks Steveray. It does seem to be a new addition to the 2015 IRC (2016 California RC). I found one other person who ran into trouble with this table here: https://www.ok.gov/oubcc/documents/Building%20Presentation.pdf Here is the relevant page (pg. 52): It seems like they made an exception...

    Rough framing for wall remodel

So, because I have openings of 6' for both windows, I need at least 3 full-height studs 16" o.c. But does that mean I need 32" (3 studs) length of full-height wall at each end of the header, before another header begins? I don't think I have room for that. On the west (left) corner, I only have...

    Rough framing for wall remodel

Thanks everyone for your helpful replies. I'm using the 2016 triennial edition California residential code. Using method CS-WSP, the total braced wall line length is 64 inches, with minimum brced wall panel length = 25.5 inches. My plan is to have two braced wall panels, one on each end of this...
