Soundproofing in Structures: A Critical yet Overlooked Element of Building Compliance

Sound transmission regulations, as outlined in Sections 1207.1, 1207.2, and 1207.3 of the International Building Code (IBC) and the Florida Building Code (FBC), are often one of the most overlooked yet crucial aspects of building compliance. These regulations are essential for ensuring a...

    Is the IBC Too Restrictive?

In the IBC, there are provisions for allowable building heights and areas based on construction type and occupancy. Some argue these restrictions can unnecessarily hamper architectural creativity and innovation, while others believe they are essential for maintaining urban safety. Do you believe...

    Fire Pump Separation

Just ran into a code issue. Curious what other's thoughts are. We have a fully sprinklered building (ESFR). Tilt concrete construction. The fire pump room is located on an exterior wall, and the only door into the pump room is from the exterior. We have 1-hr rated construction separating...

Maximum stair nosing projection discrepancy- IBC vs ANSI?

I cannot find much documentation on the apparent differences between ANSI's 1.5" maximum stair nosing projection and IBC's 1.25" maximum projection- has anyone found any articles or commentary on this issue? More specifically, 2009 and 2017 versions of ANSI A117.1 Section 504.5 Nosings notes...

    "Within Dwelling Units"

I try not to disparage building officials, but this is a new thread related to a previous one, discussing an issue where language is inadequate in code, and literal readings do not serves the spirit of the code: The IBC provides numerous exceptions for R-2 and R-3 uses, I am unable to find...

Two small restaurants - B or aggregate A-2

I have a 2000sf small fast-food restaurant (30 seats) to the west of a 5000 sf convenience store (M occupancy) and another small fast-food restaurant (30 seats) to the east of the convenience store. Would this be considered two B occupancies around an M occupancy or would you consider the dining...

Panic Hardware required for less than 50 occupants?

Trying to determine if we need panic hardware on an existing building that is 2 floors, 22 occupants each floor, F-1 occupancy. I have seen several references online that if you have less than 50 occupants, panic hardware is not required. However, I can't seem to find this specific section in IBC.

Allowable Area of Openings On Diagonal Wall

We have a wall that is running diagonal to the property line, and so various points of the wall have different allowable areas. How do you go about calculating the total allowable area of openings for the wall? Would we simply add together the allowable area for each segment? It is worth noting...

Egress Through Fire Wall Used Fir Area Separation

The code allows you to use a fire wall to consider a portion of the building as a separate building for building area calculations. When this is done, are you allowed to have egress through the fire wall to share an exit or does each separate "building" need to have the required 2 exits?

    2013 CBC/IBC for R-3

2013 CBC/IBC for R-3 The way we're reading code in Section 1016 is that the overall Exit Distance is limited to 200 feet. According to Section 1014, the Common Path of Travel is limited to 75 feet. This is in a building with two (2) exits. Are we missing anything? Thanks in advance!
