Yes an egress door leading to the exterior. And yes the sleeping rooms have windows. Most two-story R-2’s have a front and rear exit, but from time to time that only have the one. Then there are the buildings that were converted from a two-unit into a four-unit by splitting each level into 2. Unfortunately a lot of time this is done without a permit or approval.

NY Building Code Table 1006.3.3(1) allows a single exit if there are no more than 4 dwelling units per story and a maximum travel distance of 125 ft. (from the farthest point inside the dwelling unit to where the stairs discharge). However, it also requires all R occupancies to be sprinklered and have emergency egress and rescue openings.

I'm not sure how the Existing Building Code would treat this; it would depend on the type and extent of alterations.
