A fire area that cross multiple property boundaries?

Is there any means in the code to have (1) fire area cross multiple property boundaries?

Or do you need a firewall at each property boundary?

And if a firewall is required, possible to have fire rated doors in the firewall if 706.2 Structural Stability is addressed.

Specific question: We're looking to have a (1) IB type basement parking area stretch under (2) separately isolated Type VB buildings above. Looking to have both Type VB buildings on separate lots. Possible?

2018 IBC

706.1.1

  1. 2.Fire walls are not required on lot lines dividing a building for ownership purposes where the aggregate height and area of the portions of the building located on both sides of the lot line do not exceed the maximum height and area requirements of this code. For the code official’s review and approval, he or she shall be provided with copies of dedicated access easements and contractual agreements that permit the owners of portions of the building located on either side of the lot line access to the other side for purposes of maintaining fire and life safety systems necessary for the operation of the building.
 
I would recommend that you start with the AHJ's Planning Department and see if they will be ok with it first. If you can get past any zoning setbacks and/or other planning requirements, then move on to the Building Dept.

As shared by CDA, the 2018 IBC has a new exception to 'party walls' (a form of fire wall) that now provides a means for allowing a building to extend across property lines. See 2018 IBC Section 706.1.1 Exception #2.
