It think this should be R1

2 story log builing in a camp is going to be used for parnets to stay a few days while visting.

1st floor 2 bedrooms, a office and a kitchen/dining/lounge room. bathroom in hall

2nd floor 4 bedrooms and 2 barhrooms in hall

Sounds like a dormitory. Dormitories are listed under R2 butR2 occupants must me primarily permanent in nature.

R1 is transient.

Do you agree for R1?

Also the 1st floor rest room is accessible and the 2nd floor has one accessible bathroom out of two. The 2nd floor is not accessible. If the bathrooms where in the bedrooms they would not need to be accessible. But since the bathrooms are in the hall don't both 2nd floor bathrooms need to be accessible?

R1 It is transient. Like a hotel.

All new restrooms, not in a private room, "shall be" accessible.
 
I agree with you but it just doesn't seem right because the rooms or the floor does not have to be accessible and there already is one accessible bathroom on the 2nd floor. For the other bathroom to be accessible too seems a bit to much. I'm going to suggest to them that they can appeal it.

Now do they need to be separate sex restrooms on the 2nd floor since there are two?

New problem: Table 2902.1 (required number of plumbing fixtures) requires 1 water closet, one lavatory, and one bath tub or shower per unit for R1. But R2 (where on this table they dormitories listed under) only needs one of each fixture per ten persons.
 
2006 INTERNATIONAL BUILDING CODE® COMMENTARY

R-1: The key characteristic of Group R-1 that differentiates it from other Group R occupancies is the number of transient occupants and the length of stay is not typically more than 30 days.

R-2: The length of the occupants’ stay plus the arrangement of the facilities provided are the basic factors that differentiate occupancies classified in Group R-2 from other occupancies in Group R. Theoccupants of facilities or areas classified in Group R-2 are primarily nontransient, capable of self- preservation and share their means of egress in whole or in part with other occupants outside of their sleeping area or dwelling unit. The separation between dwelling units must, at a minimum, meet the requirements contained in Sections 419, 708.1 and 711.3. Building types ordinarily classified in Group R-2 include apartments, boarding houses (when the occupants are not transient) and dormitories.
 
What state is this in??

Do not have to deal with it but have seen other replies on camps that other agencies have ahj and some different rules
 
Could I call the whole buiding one R1 unit, then it only requirs one bathroom mim. and doesn't need any accessible things at all?

HELP! I feel realy stuck here and can use all the suggestions you guys can give me.
 
Negotiation with building official or redesign are your options.

Negotiation, adding addional fire/lifesaftey elements since that is a major issue with transient residents.
 
Table 2902.1 (minimum number of required plumbing fixtures) R1: Hotels, motels boarding houses (transient). One water-closet, one lavatory, and one bathtub or or shower per sleeping unit. Don't see anything about that the plumbing must in the units.

In the building I am looking at they want 6 bedrooms (sleeping units) in this building with only 3 bathrooms off the hall.

by the way under R2: Dormitories, fraternities, sororities, and boarding houses (not transient) only need one water closet per 10 occupants, one lavatory per 10 occupants, one shower or tub per 8 occupants, and a drinking fountain per 100 Occupants.

Do transients need to go more often?
 
Mark -2902.1 (min. plumbing fixtures) says types of occupancies not shown in table 2902.1 shall be considered individually by the building official. Is that what you mean?
