An existing CPA office totaling less than 3,400 SF with the scope of work to renovate a portion of the existing building totaling less than 1,000 SF to include restroom and kitchen upgrades and minor renovations.

I'm using the 2018 IBC, using "B" Occupancy with an occupant load of 34, but I can not find any exemptions to avoid adding a sprinkler system on this small project. Can anyone assist me with this situation?

Sprinklers are only required in a "B" occupancy if it is an ambulatory care facility

[F] 903.2.2 Ambulatory care facilities.
An automatic sprinkler system shall be installed throughout the entire floor containing an ambulatory care facility where either of the following conditions exist at any time:

1. Four or more care recipients are incapable of self-preservation.

2. One or more care recipients that are incapable of self-preservation are located at other than the level of exit discharge serving such a facility.

In buildings where ambulatory care is provided on levels other than the level of exit discharge, an automatic sprinkler system shall be installed throughout the entire floor as well as all floors below where such care is provided, and all floors between the level of ambulatory care and the nearest level of exit discharge, the level of exit discharge, and all floors below the level of exit discharge.

The real question here is why you think that the code says sprinklers are required.
Normally the sprinkler requirements can be found in section 903.

Normally those are not required for B uses in section 903 - except for the specific case -as noted by mr logcabin.

mtlogcabin, Thank you for your assistance!
