How to avoid putting in a sprinkler system

Hey, I'm to find the best way to not have to put in a sprinkler system. How would I find the best way to do this? Also, where would I find the code?

Can you please let us know what code you are under (IRC/IBC, year, and State) and if these will be constructed under a residential code or commercial code.

A big point of delineation will be the configuration of the units. If they are side by side, where each unit is open to a yard or public way on 2 sides, and does not have another unit above or below, you may be able to classify the units as townhomes. If a townhome, it may be constructed per the IRC and then there is a decent opportunity that they will not need to be sprinkled.

However, if the units are not open on two sides and to the sky (stacked units), then you fall under the IBC as apartments, which will most likely require a fire sprinkler system.

Do keep in mind that a sprinkler system can be a heavy cost at construction, but over the life of a building, can be a cost savings due to lower insurance premiums.
 
Don’t build a quadplex

Maybe a duplex, but as stated above need building codes and year edition that is adopted
 
R101.2 Scope

The provisions of the International Residential Code for One- and Two-family Dwellings shall apply to the construction, alteration, movement, enlargement, replacement, repair, equipment, use and occupancy, location, removal and demolition of detached one- and two-family dwellings and townhouses not more than three stories above grade plane in height with a separate means of egress and their accessory structures not more than three stories above grade plane in height. Single family dwellings otherwise permitted by this code shall include bed and breakfast homes.

Maybe make them townhouses


R313.1 Townhouse Automatic Fire Sprinkler Systems

An automatic residential fire sprinkler system shall be installed in townhouses.

Exceptions:
  1. Townhouses constructed with a common 2-hour fire-resistance-rated wall assembly tested in accordance with ASTM E119 or UL 263, provided such walls do not contain plumbing or mechanical equipment, ducts or vents in the cavity of the common wall. The wall shall be rated for fire exposure from both sides and shall extend to and be tight against exterior wall sheathing and the underside of the roof sheathing. Electrical installations shall be installed in accordance with the North Carolina Electrical Code. Penetrations for electrical outlet boxes shall be in accordance with Section R302.4.
  2. An automatic residential fire sprinkler system shall not be required where additions or alterations are made to existing townhouses that do not have an automatic residential fire sprinkler system installed.
