Office suites are building wings having ownership similar to a condo. Suites have one EXIT Stair within their space. Suites are joined to a common area between them along one endwall of each suite. Common area and office suites are each two stories with an automatic fire suppression system. Common area does have one EXIT Stair but it needs two due to occupant load that could egress from the suites.

Is there a required rating of the wall between the Suites and Common area?

Can the wall have openings?

If a rating is required can they use a wet wall wash system similar to those used in Atriums?

Since they are to be Office Condos is a property line required?

For a fully sprinklered 2 story B occupancy? No.

N/A.

Since they are to be Office Condos is a property line required?
No. Condo ownership is generally handled through a condominium declaration, properly recorded. There may be a condo map, but they aren't platted property lines in the traditional sense. Just treat it like any other 2-story, multi-tenant building.
