Question about a potential accessory use

I have a maintenance garage building with two small offices in it and one toilet room. Would these few small spaces be considered accessory uses? Business Occupancy? No fire rated separation required? No sprinklers have been provided so I want to make sure the occupants in these spaces are safe from a fire separation standpoint as they sit in a large Moderate Hazard Storage Group S-1 garage space.

Let me know your thoughts if you will. Current NY State Building Code applies.
 
If the aggregate area of offices and toilet room is 10% or less of the entire maintenance garage floor area, then they can be considered as "Accessory Occupancies" per Section 508.2. However, they would still be classified as Group B.

If the building height and area complies with the proposed area of the most restrictive occupancy group (Group S-1, most likely), then you can use the nonseparated occupancies method per Section 508.3, which would allow no separations between occupancy groups. Regardless, there is no separation requirement between a Group B and Group S-1 per Table 508.4 if you need to use the separated occupancies method per Section 508.4.
 
The guidance is much appreciated RLGA Sawhorse! I knew this 10% or less piece was somewhere, just couldn't find it. I'll dig a bit more into all of this.
