If you have a mixed use building that the first floor is type 1 retail uses (restaurants and mercantile) and the second floor is type 1 open parking, how many stories of type 5 can be built above the open parking garage for residential? Fully sprinklered throughout. What would the maximum height be allowed above grade plane?

2015 code cycle.
 
If it is a Type IA building with a 3-hour horizontal assembly on top to separate it from the building above, you could do up to 4 stories of Group R-2 in Type VA construction up to 70 feet above grade plane, assuming NFPA 13 sprinkler systems throughout.
