Great Article on Stairs by a P.E.

I know I was thinking about the stairs when I had two guys, probably each weighing 250 plus pounds, bring my 800 pound gun safe through my garage and down my carpenter built stairs on a two wheel dolly. I was seriously relieved when they got to the bottom the correct way along the slope of the...

Can they really do that? Trustee question

So....., OK. I asked for some clarification from the Village Attorney. The Village has adopted and amended the Life Safety Code to require fire sprinklers if you have an area of rehabilitation exceeding 50%. They have also emended the IRC and IBC to delete sections 112 and 113 Board of...

    Legacy code question about certifications

I have really only been involved in the certification process since ICC took over. I was really just wondering how long the legacy codes had certification testing and ceu requirements. Did all three of them have certifications? Any old(er) code people around to answer? Thanks

Extra toilet rooms do not need to be accessible.

Good luck with that. Also, do not let contractors interpret the codes for you.

Reason #1 to be 100% paperless with online on permit applications

Paperless sounds great on paper until you are standing at the front counter with someone in a conversation just like this one: Me: Sir you need to submit the proposal along with the permit application and plans. Owner: I already gave you all of that. Me: No, you gave me the permit...

demolition of building - permit required?

Yes. Not only does the county where the municipality I work in require its own permit, we require a demolition permit as well. Our muni will not issue our demolition permit without proof of the county demolition permit.

    Deck, porch, patio, balcony?

Last time I checked, porches were covered (roofed over) structures attached to a primary building, making them additions. A porch can be open on three sides but also can be enclosed. Not mechanically heated or cooled.

    Cert. of Occ. types

So, well, I have inherited a large development project when I came on board here some months ago. It is a single site development with multiple buildings. The permit was issued as a single permit for all buildings. While one building is 98% completed as a shell and core, the other building...

    I'm picky??

It was the architect Ludwig Mies Van der Rohe who said "Less is more." Upon hearing this Frank Lloyd Wright responded "Less is only more where more is no good." I have never seen a complete set of code compliant drawings where less was more but I have definitely seen drawings where more was no...

    I'm picky??

I think it depends on what your comment directed him to do. I am very specific in plan review comments. "Add a note that states "Xxxxx xxx....." or On sheet A-120 show the location of X, Y and Z. Or even a combination of both as in Provide the location of X, Y and Z and add required notation...

    Dropped the ball

I have to pay more money to be a sawhorse to fix that. So........., I left my old position as plans examiner at one village and have been the BO for a new village who adopted the 2015 ICC codes plus the 2018 Life Safety Code
