    Dropped the ball

Nobody is going to blame the inspector. Well, ok one staff kind of did. I corrected that with the higher ups. The fact that the inspector happened to know what the trigger was for fire sprinklers does not make it his fault. He inspects what is on the approved plans. The approved plans do...

    Dropped the ball

So, the village adopted the 2018 Life Safety code which includes several sections for when to require to sprinkler system. Amended Section 43.8.1.1 "Whenever a residential dwelling undergoes construction resulting in an addition that is 50% or greater than the size of the original structure...

    Dropped the ball

Too funny. They amended out section 112 of the 2015 IRC prior to my arrival. There is no ability to appeal a decision here.

    Dropped the ball

Well, I took this job as building official about 7 months ago and have inherited a few issues. Today I have to meet with a few other people to discuss what we can do about a required fire sprinkler. 2.5 years ago an addition and home remodel triggered the fire sprinkler requirement. This...

    Monolithic slab with integral footings

You are now asking building science questions and not building code questions. Nothing wrong with that but unfortunately your BI is enforcing the prescribed building code

    A117.1 & ADA Sections 405.7.3 & 405.7.4

Well, clear length for the landing would be from the slope edge to the inside of the railing. But, then someone would have needed to pay attention to the details on the plans. As an architect, I was very heavily detail involved. I had issues when it came to making sure the carpet color...

There was this study recently where they determined that 98% of percentages were made up. Like the one I just posted.

    Amending the Building Codes

Trying to get some thoughts on this topic as to the best approach. We will be adopting either the 2018 or 2021 Building codes from the 2015 cycle most likely in the next six months. The 2015 amendments were most likely done by a fire department person. (Not judging). Its clear that the...

    10 bold stairs by architects...

Do you need to sign a waiver to walk up or down these stairs each time? At any rate, these aren't in America, so who knows what their building codes allow or don't allow.

    Contractor and Tradesperson education

Honestly, all of these contractors (each trade) should be required to have a certain amount of continuing education each year. The only ones who actually do, are the ones licensed with the individual state and not per municipality. Example is Illinois Plumbers license which requires 4 hours...

    moving 1/2" iron pipes?

So, what exactly do you do if an owner contacts you stating that their neighbor has moved the iron pipes that marked their property lines? Seems like a civil matter to me.

    gas grill proximity to building

Went to my friends new home about ten years ago. Sat on the patio and saw exactly that, except along with the soot was melted siding. Just shook my head.

Outdoor gas grill/kitchen, distance from property line?

    It is clearly still unresolved.

Outdoor gas grill/kitchen, distance from property line?

I do not see anything in 308 that refers to a portable gas grill (like Weber) used for cooking or gas fire pits (using ceramic logs) in regards to location to either a structure or a property line on single family zoned properties.

    Too Tall?

If you have a mixed use building that the first floor is type 1 retail uses (restaurants and mercantile) and the second floor is type 1 open parking, how many stories of type 5 can be built above the open parking garage for residential? Fully sprinklered throughout. What would the maximum...
