Mech Exhaust Required in Residential Kitchens

I disagree that a window allows you to eliminate the required mechanical exhaust in a multi-family kitchen IBC 2009 Table 403.3, Private Dwellings - Kitchens, has footnote b, which reads: ""Mechanical exhaust REQUIRED" Since I do not have a 2009 IBC handy, I suppose this could be a footnote...

Mech Exhaust Required in Residential Kitchens

Our Ohio code for both residential and commercial is based on the 2009 ICC codes. I can solve the problem this time, I was just bringing up to this forum because I was totally surprised to see that 100 CFM of mechanical exhaust is now required in EVERY residential kitchen both in multi-family...

Mech Exhaust Required in Residential Kitchens

I got dinged by the plan examiner for the first time, requiring an exhaust from each kitchen in an apartment project. I have done many multi-family residential rehabs and we have always installed recirculating hoods with charcoal filters in kitchens with operable windows. We have done this...

    Standpipes are required where?

See IBC 905.3 for when standpipes are required. If you have a stage over 1,000 SF, then the required hose connection can be made from the sprinkler system(905.3.4). I doubt your stage, if any is that large. No standpipe required for your one-story assembly use.

    New Primitive Structures exemption

New Primitive Structures exemption We need an exemption like this in our state, although I agree that the 4,000 Sf is too large.

    Egress Path Thru Fire Barrier

Yes, the net area is less than 1,500 SF (1500/15 = 100 occupants). But the owner wants the space posted for 99 so we showed 89 chairs and assumed 10 staff.

    Egress Path Thru Fire Barrier

I did it by both methods and they were similar, so I used the actual number of chairs shown.

    Egress Path Thru Fire Barrier

Thanks. The plan reviewer had me questioning my own reasoning.

    Egress Path Thru Fire Barrier

Here is the floor plan. Is a horizontal exit required between the two doors going to the rear (left)?

    Egress Path Thru Fire Barrier

IBC 2009. A restaurant has two fire areas separated with a 2hr fire barrier, each with an occupant load under 100 to avoid fire suppression (IBC 903.2.1.1). The front fire area has an occupant load of 99. The rear room has an occupant load of 25. Between them is a masonry wall and a...

Thanks guys. That helps. I have intentions of posting more here.

Unlimited Area Building with Retaining Wall in the 60' Open Space

IBC 2009 507.1 I have an fully suppressed, unlimited area building with 60' open area on all sides. On one long side of the building, there is a 8-12' tall retaining wall about 30' away from the building. The unlimited area building is on the low side of the wall, so it creates a restricted...
