    Egress door and stairway sizing

I'm and architect and a CBO, but maybe because of the types of buildings I work on, I've never have an EAAR. I have the 2015 ICC commentary right in front of me now and I'm learning all about them.

Fire Blocking at flush baseboard trim

^Agreed. This is only a problem on the walls common with adjacent units, right? It is not fireblocking, rather a non-continuous fire barrier. The only solution would be to install 2 layers of drywall.

Where in the code can I find the Exterior Area for Assisted Rescue? I've never heard this term and would like to learn.

Is a new elevator required in an existing building - converted to museum

I've worked on several house museums. The second floor is always a problem, not just for handicapped access but often there is just one stair, which limits the uses allowed. It depends on the square footage upstairs and also what functions would occur upstairs. We have some house museums in...

    Outsourcing Plan Review Poll

All reviewed in-house. We have a contract back up plan examiner but have only used him when I am out of the office for more than a week at a time.

Library fire sprinkler system installed without water pipes

I just had my first job in which they used these flex heads. I don't like that the sprinkler system is dependent upon the ceiling grid. Seems likely to fail.

    Lawsuite by NFPA, ASHRAE, ASTM

What percentage of NFPA, ASHRAE, and ASTM's budget is made from selling books? And how else can they re-coup their costs? At our building dept, we have a room that the public can use to look at codes if they request, and we also buy extra copies for the public library near our office. But...

Building collapse// concert fire // History repeats, repeats, repeats

If this kind of crap was going on in my jurisdiction, I would be the first one to blow the whistle. This kind of laziness and disregard for public safety gives all public servants a bad name.

Ghost Ship fire mystery: What did fire officials know and when did they know it? One of the biggest mysteries to come out of the deadly Ghost Ship fire is why authorities didn’t do more to address safety and health concerns about a warehouse that some former residents described as a “death...

    Parking required?

I agree with Mark Handler. I've had to argue this point with plan examiners a couple times.

    Accessibler Bar Seating

^If I am the architect on a project that 100% meets the building code, I can still be successfully sued for not being accessible? Are there examples of this?

One fire watch equals a fire sprinkler system

In the photo, it looks like a large open space with two levels of mezzanines above. I would say post a fire watch at every single door, make sure all exits are always operational and make 100% sure that absolutely nothing combustible is allowed in the space and maybe require licensed...

    Accessibler Bar Seating

I live and work in a historic neighborhood with lots of new bars going into old buildings. I've been the architect on a couple of them. The spaces are tight (16' wide x 50' sometimes) and accessibility is difficult to achieve. Sometimes ramps at the entry and the required toilet rooms eat up...

    Accessibler Bar Seating

20% of the population needs a 34" counter? 1994 ADA Standards: 5.2 "Where food or drink is served at counters exceeding 34" for consumption by customers seated on stools or standing at the counter, a portion of the main counter which is 60" in length min shall be provided or service shall be...

Handrail Extension at bottom of stair

Does a horizontal extension like this really help anyone? (No) I just happened upon this example at a local State University in building remodeled in 2003. Since then, thankfully, our code has removed the requirement for horizontal extensions at the bottom of stairs. 2009 IBC 1012.6 and ANSI...

    Accessibler Bar Seating

^If that's true, it is not being enforced in most jurisdictions in Ohio. Not sure I've ever seen a 34" bar, though I'll be looking for them starting now. What defines a service bar? It doesn't have fixed stools? Or is it how the bar is managed and beverages sold? When I look at ADAAG 5.2...

How would you classify the occupancy of a hobby store?

Correct classification is M, mercantile. IBC 303.1 "a room or space that is used for assembly purposes that is less than 750 SF in area and accessory to another occupancy shall be classified as B or as part of that occupancy" IBC 2902.2 "Separate toilet facilities" not required in mercantile...

Sleeping Room with door to exterior

The codes are not friendly to this setup IMO. Seems like it might be a good case for the Board of Building Appeals. Fire separate the 4 sleeping rooms add interconnected smoke alarms as an extra safety measure and then get on your knees and beg the BBA. If there is no cooking, and the travel...

    nonsymettrical 2 hr wall

I think U453 will work. The changed side will need resilient channels and then 2 layers of gyp board, and the other side can remain the existing 5/8" gyp.

    Plumbing Fixtures for Futsal Facility

    Stupid story question

In the 2009 IBC 907.2.9.1: Manual fire alarm required if any dwelling unit is located 3 or more stories above the lowest level of exit discharge. When evaluating the height and area in chapter 5, it is "stories above grade plane". It is a 3 story building with a basement.
