Firefighter group pushes for sprinklers in new homes

That must be regional. It's been many, many years since I've seen a multi-family dwelling built without them. It's been a requirement to install sprinklers throughout any building with a group R fire area since the '03 IBC.

Firefighter group pushes for sprinklers in new homes

If you educate yourself on the simplicity of the systems we're talking about, you'll see this as the non-issue that it is.

Firefighter group pushes for sprinklers in new homes

Yeah, we've got it. Codes are an assault on our freedom and people should be allowed to build with whatever and however they want. Or most codes are okay, but sprinklers are somehow taking things too far. Blah, blah, blah. I've never built my own home. Nobody here has been advocating for...

Firefighter group pushes for sprinklers in new homes

NAME CALLING = NOT HELPING There has been plenty of rational justification presented on both sides of the argument, including counter points to every point you just repeated for the 100th time. You are just too stubborn to give even the slightest "win" to the side you disagree with.

Firefighter group pushes for sprinklers in new homes

First, welcome to the forum! Looped systems fed off domestic supply are already permissible. It's a matter of educating water purveyors who are still confused and want a separate tap w/ associated fees. The number of sprinkler heads in a typical residential system are already pretty minimal...

    Bonding & W/C Survey

Whew! I couldn't for the life of me figure out why someone was trying to remove a difference of potential from their toilet. ;) I've worked for a jurisdiction that required proof of liability and worker's comp insurance, with the jurisdiction listed as a certificate holder so they would...

    Antifreeze Alternative?

With the recent changes to NFPA 13, has anyone seen proposed alternatives to traditionally accepted antifreeze? We've had a proposal to use this: http://tfschem.com/ There isn't much information on the website, and what is there almost seems too good to be true. We're seeking more...

Firefighter group pushes for sprinklers in new homes

Right. I wonder what the cost per square foot of this fancy new furniture will be? I'm really excited to see their methods for building modern electronics and appliances without plastics. Maybe we should just define new construction as a "consumer product" and turn all enforcement over the...

Firefighter group pushes for sprinklers in new homes

Even if that could be done, how would you propose to accomplish it? Do you want the IRC to regulate furniture? Building construction is a huge part of the issue. Click "watch the presentation" at the bottom of this link, and you'll see that UL has tested more than furnishings...

Install Sprinklers? Help Resolve Friendly Disagreement!

Colorado does not have state-wide codes. It's every AHJ for themselves. How does SC interpret that law if only one tenant space is vacant for the prescribed time? In this case, the building has never been completely vacant.

Guess I didn't get that memo . . . As for the rest, it seems pretty typical of the debate we always see on this topic. Thanks for posting.

    Grey Box Finish

Gotcha! Certificate of completion for the shell (no occupancy permitted). Individual plan reviews and permits for the tenant improvements, with Certificates of Occupancy issued to each upon completion.

Attention JPRANCH: More talk about the ICC Board and a new ground-swell...

That's a classy move, and one better than Region IV did when they formed. I hope they stick to that philosophy and have success.

    Annual or similar inspections

I'll just say I inspect 100% of what matters and leave it at that. ;)

    Annual or similar inspections

Depends on several factors, inlcuding the time I have available, the occupancy classification, the type of construction, the presence of fire detection and/or protection systems, and my previous experience with the responsible party. I don't physically walk into every cubicle and office, but I...

Festival seating in a convention center

Another very important and often overlooked section if they are going to provide temporary seating: 1028.12 Seat stability. In places of assembly, the seats shall be securely fastened to the floor. Exceptions: 1. In places of assembly or portions thereof without ramped or tiered floors for...

Install Sprinklers? Help Resolve Friendly Disagreement!

Typical tenant improvement work - the space is being altered to meet their needs, but will be configured in the same general way. All work being performed will comply with current requirements. The question is whether they have to do additional work they weren't planning on. What would you...

Install Sprinklers? Help Resolve Friendly Disagreement!

I should have clarified that the occupant load has been >100 since construction. Since that is the case, it seems your answer is the same as everyone else so far. Am I correct?

For fixed appliances like you're describing, I'd say Type I hood w/ suppression. We have a place in our jurisdiction where you can cook your own steak on a hot rock they bring to your table (no fuel source). No hoods or suppression were installed. It was there before I worked here, and I've...

    Code enforcement vs. moral obligation

That's always a tough one. If they've just fallen on hard times, but are mentally capable, maintaining the exterior of the property, and aren't living in filth on the inside, it seems much better to let them stay. If they are mentally ill, not maintaining the exterior, and living in filth...

Install Sprinklers? Help Resolve Friendly Disagreement!

Given: 6,200 square foot single-story building, constructed under the '97 Uniform Codes. The building consists of four tenant spaces which have all been restaurants since constructed. The '97 UFC did not require sprinklers, as neither of the separated A-3 occupancies exceeded 5,000 square...

It happened again in the same Tennessee County, Fire Department watchs house burn.

There are cities who charge accident fees to non-residents. Since you don't pay taxes to fund the response, and if you cause an accident, they charge you a fee to recover costs in addition to any fines for breaking the law.
