    Change of use/occupancy??

Old building (100 years old) Originally called (and still has sign) "Corner Store". Over the years it has been a store, private shop for wood work, sewing studio, antique store, vacant, and probably several others. None of the uses has ever been permitted or reviewed. Building is vacant for...

    M1307 Elevation of ignition source

I have an interpretation from our State Building Code Council that says outlets/receptacles are not. I have always considered the Washer (motor) and Dryer (motor/heating element) as ignition sources. I had someone who is asking about it because the inspector wrote them up. It even said it on...

    M1307 Elevation of ignition source

Any thoughts on the elevation of a washing machine in a garage or adjacent room (not part of living space). It seems the motor could potentially produce spark as an "ignition source". Are these units sealed motors or does it vary from unit to unit?? I know our state building code council...

    Is power even required?

I am referring to an IRC structure. Is there a requirement specifically saying that you have to connect to commercial power?? The issues I have are that we have a number of islands that are not served with commercial power. Typically people have propane for stuff, some solar, etc. Some of...

    Polka Dot house? Really?

I am going to school at the University of North Dakota, Grand Forks Campus via their online degree program (ABET accredited Engineering program) and I have to go back for 2 weeks in June for Lab. ( was there last year). I will definately check this out.. I love it.

    Is power even required?

I just read the most recent post about no power live and final inspections. If commercial power is available, is there anything in the NEC that requires it?? If so, what section? If not, is it required on a state level? If anyone here is from Washington.... I am getting more "off the grid"...

Sleeping room(s) in a Fire Station

What about exception #2 that states "This section is not applicable to toilet and bathing rooms that serve dwelling units or sleeping units that are not required to be accessible by Section 1107." I used 1107 and determined that these "dwelling/sleeping units" (R3 as R1 w/ <10 occupants)...

Sleeping room(s) in a Fire Station

Thanks for the followup, I couldn't find those posts myself. I read them in their entirety. This seems to be another case of me being correct in my application of the building code but the building not meeting all of the ADA standards. This is due in large part to us not being charged with...

Sleeping room(s) in a Fire Station

Interesting point. I can see it both ways. You are correct, either way, it can be an R3. Would it be a stretch to call these "live/work" units?? :)

Sleeping room(s) in a Fire Station

Yes it has been sprinkled. This was done when they added the residential portion, regardless of which R. The R1 vs R2 vs R3 will dictate the upstairs shower question. The R occupancies seem to have some reasonable delineations between them, however, they do have areas that cross between the...

Sleeping room(s) in a Fire Station

I think I figured this one out on my own. I reread the occupancy classificaitons for R2 and R3. It seems that this could be considered a "congregate living facility with less than 16 occupants" and therefore an R3. As such, 1107 for "R3" only addresses instances with 4 or more sleeping units...

Sleeping room(s) in a Fire Station

I thought this topic had been discussed, but I scrolled pages of old posts and couldn't find it, so my apologies if we have hashed it out. Guess every once in a while you need a new dead horse to beat. :) Small Fire Station, not quite done. Built under 2006 I codes. Lower floor has truck...

    Definition of attached?

Agree with High Desert, for clarity. In our jurisdiction though, we have a common roof line as a requirement. We also have provisions for ADU's "accessory dwelling units" that are by a lottery system each year, based on number of SFR's the previous year. They are limited to 1000 square feet...

    Ten foot tall fence

We amended our Chapter 1 IRC "work exempt from permits", the fence portion from 6 feet to 8. Above that, you would need an engineer

Rammed Earth / Straw Bale / Alternative construction?

We had a group of the Straw Bale homes go in. I tend to agree with the posters, including Brudgers that they are not worth the trouble. The ones I saw had a huge (width) footing to place the bales on and seemed like a waste of space. I tell people that we only allow straw bale construction if...

    Tempered glass labels

We just built a new house and the large window near the tub (about 7x5) is tempered and when you look out, the edges are a bit distorted, different from all the other non-tempered windows in the house of the same size. The youtube video posted here was very enlightening. That, I feel, could be...

    Handrails & Non-conforming landscape staircase

Ask them for the specific code section. Likely they will cite "R311" or "R312". These are titled "means of egress". Ask him for a copy of the definition of means of egress. These clearly don't apply to the landscaping portion of a dwelling. Here is another analogy I use, regading "guards"...

Point taken. Thank you for laying that out for me.

    R2 vs R3 occupancy

For the sake of arguement, lets say this is a new permit, not an existing facility. If they are proposing 30 buildings that have 2 units (2 and 3 bedroom apts.) and then 40 buildings that have 4 units but are only 1 bedroom units, you believe that the 30 buildings can be built under the IRC...
