45 Million Won't Bring Disability Access

It's hard to fathom that this is in California where oversight on accessibility is a big deal - AND on something that is just now being constructed. It's one thing if it was an older existing station but new??? Who was doing the design? Who was doing the accessibility consulting? Who was...

    Sprinklers in electrical closets

sprinklers in the electrical closet. Ah, yes. One of those "electric guys hate water" things. Put the sprinklers in and shield the panel.

    Floor Finish

The interlocking rubber mas are not traditional flooring. The mats must be tested and must comply with the interior finish requirements if they are a permanent part of the flooring arrangement. The "out" would be to have the mats as a temporary thing that need to be picked up and set down each...

A placard allows you to park free at a meter all day.

That doesn't affect us here in Missouri. If the parking space has a meter then you pay the meter or pay the fine. Accessible spaces are marked. If there is a meter, you pay, if not, then the placard is required (or you pay the fine). If a placard vehicle is in an unmarked parking space with...

Sounds like a California parking space grab!

NFPA issues safety alert regarding antifreeze in residential sprinklers

There is an active investigation on this issue proceeding with UL taking the lead in testing and a contracted FPE firm doing the investigation into prior discharges that may have had similar results. It will be a while before all the facts are in. The history is that the NFPA, when adopting...

    Upholstered furniture

Which part? The 5000 SF threshold will be in the 2012 edition - it's not there now. Now the threshold is one piece. The lead-in text says that sprinklers will be required "throughout buildings containing. . . "

    Coating on exterior sprinkler head

Right, cda! If these are dry then they should be looked at very carefully since they've been sitting around for 3 times the test cycle.

    Coating on exterior sprinkler head

Replacement without testing varies on the type. Dry type requires replacement or testing at 10 years (5.1.1.1.5). So if it's exterior, it's likely a dry pendant or dry sprinkler system. All sprinklers will be moving to the 10 year test cycle. There's going to be a change in the next edition...

    Coating on exterior sprinkler head

Actually, I jumped the gun. The requirement is in 5.3.1.1.1 of NFPA 25. Yes, replacement is every 50 years. However, testing is every 10 years. If the exterior sprinklers (which are 30 years old) have not been pulled and tested then it is likely that they need to be. And, if pulling a...

    Mercantile Egress

#1 is legal under the code. I'm not sure how the AHJ would refuse it. #2 is not allowed. In no case would a chain ever be acceptable since it requires an unlocking by a key someone has who may be away on vacation. A bugler bar or some other type of manual release device, although not allowed...

    Coating on exterior sprinkler head

If the sprinkler is 30 years old it needs to be replaced. The current guideline is 10 years - changed from 15. It's 2-3 times past its effective life. The wax isn't the issue.

    Upholstered furniture

The way the stupid code change went in, a single piece of upholstered furniture requires the entire building to be sprinkelred. I spoke against this at the code hearings (all of them) and the stupid thing still passed. There is no latitude in the way the code text is worded. It's dumb and needs...

    Occupancies Within An Occupancy?

PB, It starts back in Section 302.1 which states that "structures or portions of structures shall be classified with respect to occupancy in one or more of the following groups listed." Then we move on to 508.1 which tells us that "where a building or portion thereof contains two or more...

    John Ed Ryan passes away

For those who may know him, he was a master of code wizardry. http://www.legacy.com/obituaries/app/obituary.aspx?page=lifestory&pid=143938440 With him goes a jumbo portion of code history. John Ed, we'll see you at the great code hearing in the sky!

CA ADA - Grab Bars for Toilets - Acceptable Configurations........?

Sue, I don't think that they can do that for new construction or major alterations. In the current ADAAG compliance is to Figure 28. that shows a centerline to wall condition. The upcoming ADAAG is more specific in that it states "The water closet shall be positioned with a wall or partition to...

Not to derail your rant but loadbearing does not include lateral loads - only gravity. Check the definitions.

    Toilet issue

Mark, THIS is what I was making reference to. Had it not been for the footnote, there would not be the issue about trying to get extra sausage into that skin. I'm sorry if I was unclear.

    Toilet issue

So the problem appears to be the CA Plumbing code and not so much the accessibility concern. Maybe you could get the state (or IAPMO) to change the code - or adopt the IPC.
