    Minimum ceiling height

Is it just me or do several parts of the code seem a bit cryptic?

    Minimum ceiling height

Too much going on here Fatboy. Got that one in before my question. I'm going to take that as a yes. Basically I was trying to figure out if it was that or if the requirement was half the width between the the 5' ceiling heights had to be 7'. Doug

    Minimum ceiling height

Thanks for the replies. So essentially it comes down to the minimum square footage of 70'? Doug

    Minimum ceiling height

Hi All. Working with IRC 2012 Please see the code below; R304.2 Other rooms. Other habitable rooms shall have a floor area of not less than 70 square feet (6.5 m2). Exception: Kitchens. R304.3 Minimum dimensions. Habitable rooms shall not be less than 7 feet (2134 mm) in any horizontal...

    Engineer's minimum lumber grade callout

Here's an example of my thinking. IRC 2006-table R502.3.1(2) Live load 40psf-Dead load 20psf Stamped Engineered plans specify: 2x12 floor joists-SPF #2 @16" o.c.- IRC says Max. span is 16'-3". For whatever reason (maybe this all that is available locally) I want to use: 2x10 floor...

Thanks for the reply ICE but would you be willing to share your reasoning for this decision?

    Engineer's minimum lumber grade callout

Hello everyone. I have a few of questions regarding your inspection of residential, structural wood framing based on call outs on an engineered, stamped set of plans. If it says on the plan (eg.) "All framing lumber to be SPF #2 or Better" or "All floor framing lumber to be SPF #2" (notice...

You Make The Call, Residential Framing 101

PC. My post included a quote from your post. I wasn't bustin your n#ts in any way shape or form. I was just "Quoting" the post that I was replying to and sharing the process that I used to make my observation. I guarantee that you know more about codes than I do! I'm just here to learn.

You Make The Call, Residential Framing 101

Look at the second rafter from the right. Seems to stand out more than the rest. I took a screen shot and zoomed in on it. Looks over cut to me. Then again if the rafters are 2x8 then they might just be looking for insulation quality. If it's built as designed then the loads can't be that high.

You Make The Call, Residential Framing 101

R802.7.1 (I think) Looks like 2x8 rafters. Also looks like 3" to 3 1/2" of the level cut at the crows foot of the rafter protruding into the room over the exterior wall, effectively reducing the rafter to just over a 2x6. The bonus would be if the CJ are secured to the rafters well enough...

    Sleeping Room Required?

Thank you all for the replies. I've located all the code references posted here and appreciate the help. I'm dealing with this from a design standpoint and want to make sure that the plans reflect the code as accurately as possible and at the same time, make the customer understand what's...

    Sleeping Room Required?

So essentially, I'm under the assumption after reading all the replies, that plans are required to indicate a designated sleeping area in some way regardless of the room designations. Tho it may seem rather odd not to designate a "Bedroom"(s), as long as a sleeping area is designated then all is...

    Sleeping Room Required?

1st floor has Kitchen, living, bathroom and office. 2nd floor is an open concept, labeled on plan as Open Loft. It meets space requirements for habitable area and has an egress window. With that said, the loft could be used as a sleeping area. It's just not labeled as such on the plans.

    Sleeping Room Required?

In a single family residential home, is a "Bedroom" required by code? (IRC 2009 in this case) Can a set of building plans have no reference to sleeping quarters? Thanks, Doug

Rafter thrust control for flush beam

I agree that uplift is not an issue as it sits. I was referring to DRP's post: If the uplift created by the Simpson Knee Brace can be restrained by the existing ceiling joist hanger fasteners then this detail is a viable option. If not, a ledger above the joist could be installed (per DRP)...

Rafter thrust control for flush beam

Have to agree in this case. You have existing joist hangers. Lay another piece of steel over them and now you have a huge bump in the ceiling that you will never hide without a lot of work by guys that may be P@#$ed off! I noticed that the ceiling joists don't line up from one side of the main...

Rafter thrust control for flush beam

OK. Let's say that the builder has provided you with all the info and has chosen a strap that he feels is adequate. Would you be willing to explain to me how you would prescriptively determine whether or not his fix is acceptable?

Rafter thrust control for flush beam

Who is responsible for determining this information and the required connection? Is this something you would determine and inform the builder?

Rafter thrust control for flush beam

Just curious. How long do the straps have to be? What are the fasteners required for the straps? What is the loading used to determine the above questions?

    Double top plate header?

Appears as though the rim joist was designed to carry the load of the 3 floor joists tying into it. The "Header" looks to be nothing more than a continuation of the wall and solid backing for securing the wall cladding and door trim. Based of course on the fact that it had an engineer's approval.

    Minimum Residential Roof Overhang

Thanks guys. I built some houses way back in the day and it wasn't uncommon to not have rake overhangs. As you said fatboy to each his own. Personally I'd rather have at least a little protection from the rain above for my clapboards or whatever wood cladding is installed. Appreciate all the input.

    Minimum Residential Roof Overhang

Actually Ice, I probably should have mentioned that I'm trying to find out if I can get away without one. Homeowner is requesting no overhangs at the eaves and I always thought that there was a 1 foot minimum requirement all around but can't seem to find any proof one way or the other. Maybe...

    Minimum Residential Roof Overhang

Thanks guys. Ice, the heading of that section is R804.3.2 Roof rafters. Cold-formed steel roof rafters shall be in accordance with this section. Presumably a steel building of some sort. I'm talking simple, gabled wood framed house. It says that rake overhangs cannot exceed 12" I know I can...
