2009 IBC Type V-B construction B occupancy. This is a college occupational & trades building. Single story constructed on a sloped lot. The bay areas for the different trades exit at a lower level then the classrooms on the opposite side of the building. The college wants to build two small classrooms in the upper bay area. The problem is the area is about half of the bay area so it would not be considered a mezzanine. My question is it a second floor/story. There will be 6 step elevation change from the main classroom floor area. If it is a second floor then the OL is limited to 29 and it will not work, if it is part of the first floor we are less than the maximum OL of 49. Opinions please

From the `09 IBC, Ch. 2 - Definitions, STORY ABOVE GRADE PLANE:

"Any story having its finished floor surface entirely above grade plane, or in which

the finished surface of the floor next above is:

1. More than 6 feet ( 1829 mm ) above grade plane; or

2. More than 12 feet ( 3658 mm ) above the finished ground leval at any point."



Sounds like an extended area of the first floor to me!
