I have a single story vehicle dealership (new build) with B, S1 & S2 occupancies, mixed, non-separated. Client wants to do a mezzanine for parts storage in the warehouse, and a mezzanine for parts in the repair shop. Each one by themselves is under the 3000 sqft exemption in the 2018 IBC - 1104.4. I understand, however, you have to calculate the aggregate amount. The example the commentary gives is if the main floor is accessible, but there is a 2,000 sqft basement, and a 2,000 sqft 2nd story, the aggregate amount is 4,000 sqft. It says at least one of the areas has to be connected by an accessible route.
Is it correct to understand in my projects case that despite these two mezzanines being several hundred feet apart from each other in this overall facility, because the aggregate is over 3,000, one would need to be accessible?
