Considering a new construction a carport and R2 building on the same lot. A carport need to be attached to the R2 building with a canopy. And the distance of the carport to the R2 building other than the canopy is average 7'. The R2 building must be Type VB R13 3 story building (25K SF). If the carport is to be portion of the R2 building how can we calculate the allowable area: Considering the carport U occupancy with VB construction type, the R2 will be impossible (height, story).
Considering other construction types, what best construction type no-sprinklered group U occupancy (1 Story 6K SF) allowable area, height, & story satisfy the calculation?
 
The IBC Commentary makes it clear that areas beneath a roof are included in the area of the story. For a connected carport, then, the ground floor area would be the area within the exterior walls plus the area beneath the carport plus the area beneath the connecting canopy.
