503.1.2 Buildings on the same lot

I have a proposed project with a total of 6 buildings all V-B construction and F-1 Occupancy.

The proposal is to use the "buildings on the same lot" provision for 5 of the buildings with the area increase for fully sprinklered and have the fire separation distance for the 6th building which is not sprinklered.

If the provisions of 503.1.2 are used along with the 300% increase for sprinklers for 5 buildings can the 6th be built with fire distance separation and no sprinklers?
 
Can you slam an imaginery roof over the 5 buildings and build it as one building? That's the first question. If not, then you need to dig a little deeper into the code.

If yes, then yes you can.
 
Yes, the five buildings will comply with the area increase and the one building concept. It's the last building that is nonsprinklered that is the question.

I have never seen this done before, but can think of no reason not to allow it. The code says "buildings on the same lot" not "all buildings"
 
I agree retire.. kind of the same concept of having a sprinklered SFD with an unsprinklered shed on the same "lot"..

Make sure you draw that imaginery property line between the now, 2 structures. Each needs to comply with the requirements for distance from the "property line".
