I just wanted some clarification, my client is wanting to use both II-A & II-B construction type in the same building, but my intuition is that they'll need a fire wall between these two spaces. Section 602.1 only states "...shall be classified in one of the five construction types", but not it's sub-types (A&B). Could anyone clarify if this is allowed or not? I highly doubt this was the intention when they wrote the code.

To have different construction types in a building, and to classify a building with different construction types, you will need a fire wall. However, you can have a building with different construction types without a fire wall, but the entire building can only be classified with the construction type to which it complies.

Thus, if you have Type IIA and Type IIB construction in the same building without a fire wall, then the entire building must be classified as Type IIB construction.

From the 2018 IBC:

503.1 General. Unless otherwise specifically modified in
Chapter 4 and this chapter, building height, number of stories
and building area shall not exceed the limits specified in Sections
504 and 506 based on the type of construction as determined
by Section 602 and the occupancies as determined by
Section 302 except as modified hereafter.
Building height,
number of stories and building area provisions shall be
applied independently. For the purposes of determining area
limitations, height limitations and type of construction, each
portion of a building separated by one or more fire walls
complying with Section 706 shall be considered to be a separate
building.

Commentary:
• Section 510 allows certain buildings with
additional safeguards to adjust the heights and
areas allowed by Sections 504 and 506. These
are the only provisions that allow a mixture of
construction types.
In many cases, these
provisions involve a distinct portion of the
structure being used for parking.
