ADU's connected by Breezeway

Hello all,

I currently have a project where two units are connected by a breezeway. These units are on the same water supply and have the same address. Are two separate sprinkler systems required or can they share the same system?

You can "typically" use one system to handle multiple units.

That's a yes, per CA Code.
I have, recommended, Electric submeters on most ADUs.

Due to our water shortage, CA SB 7 Law requires, sub-metering for water. ​

So if you have one address, one water meter, one electric meter and they are physically connected …. Wouldn’t that be one unit?

In the old days, An apartment building can have one water meter, one electric meter and they are physically connected

ADU and the primary dwelling can share everything but the source of heat. It is the same for attached and detached. I haven't encountered a detached ADU that didn't have it's own water heater. As to fire sprinklers, if the primary dwelling has fire sprinklers the ADU will also. If the primary dwelling does not have fire sprinklers, the ADU is not required to have fire sprinklers.
