Re: area question

Yes

503.1 General.

The height and area for buildings of different construction types shall be governed by the intended use of the building and shall not exceed the limits in Table 503 except as modified hereafter. Each part of a building included within the exterior walls or the exterior walls and fire walls where provided shall be permitted to be a separate building.

FIRE WALL. A fire-resistance-rated wall having protected openings, which restricts the spread of fire and extends continuously from the foundation to or through the roof, with sufficient structural stability under fire conditions to allow collapse of construction on either side without collapse of the wall.

Re: area question

Also:

Just remember that when you divide the building into two smaller buildings there is also reduced open frontage. That may or may not make a difference in the calculation of allowable area for each of the buildings.

Re: area question

705.1 General. Each portion of a building separated by one or

more fire walls that comply with the provisions of this section

shall be considered a separate building.
