Avoid an elevator if fire areas are less than 3,000sf... or separate buildings

Per 1104.4 Multistory Buildings and Facilities
1. An accessible route is not required to stories and mezzanines that have an aggregate area of not more than 3,000 square feet (278.7 m2) and are located above and below accessible levels. This exception shall not apply to:

Does this 3,000sf max reset itself if a fire wall is used?

That is, if you had a 2nd floor with 6,000 and a fire wall down the middle, dividing the fire areas into 3,000sf, can you avoid an elevator?

If not, would it reset itself if there were two separate, ~3,000sf, buildings on the same lot?
