Barndominium via Square Steel Tube structure

Hello, it’s been a while since I’ve been on the BCF. I’m looking for your expert advice on an ongoing problem.

I’m in Georgia and we have a lot of people building Barndominium type residential structures. I have no issue when built correctly using post frame, pole barn, or a red steel PEMB.

However, we’ve had several people who purchase a “metal carport/garage” (2.25” x 2.25” square steel tubing) structure and want to build out the interior. Since I don’t do the permitting or plan review, it’s when we get in he field we find this type structure. Most all of the engineer drawings I have received after the fact list Occupancy Type U, or a note “not for use as a residential occupancy”.

I’ve recently came across another one and again, the structure doesn’t comply with 2018 IRC R603 Cold Formed Steel wall framing. Roof system is the same.

Anyone else dealing with this and what course of action are you taking?
 
If it designed for the conditions where you are it should be fine....If they are calling it a U then they might be calling it Risk I and that would be no bueno....
 
Type U is an IBC classification and a Risk Category I designation for design purposes which are not intended for human occupancy

In your state and what part of the state it would be a significant reduction in the wind loading requirement used in the design of the structure.
