I have a client who would like to build a small niche, just the size of a mattress and open to the larger room, and use it as a guest bed. The space is much smaller than what is required for 'habitable space' and we're considering it more as furniture than a room (no door, no closets, built into the millwork, etc.). Is this allowed per IRC or are we going to get busted for creating an 'uninhabitable sleeping area'?
 
I would think that it would need a door to close it off from the rest of the house in order to be considered a “sleeping area”. What you described is just a bed.
 
Excellent, thank you guys. One more question... what if this space is located in the vaulted area above another room and accessible only by ladder? Would I run into a problem then??
 
Ships ladder or alternating tread device as long as the area is less than 200 SQ FT

2018 IRC 311.7...
Exception: Alternating tread devices are allowed to be used as an element of a means of egress for lofts, mezzanines and similar areas of 200 gross square feet (18.6 m2) or less where such devices do not provide exclusive access to a kitchen or bathroom.

Exception: Ships ladders are allowed to be used as an element of a means of egress for lofts, mezzanines and similar areas of 200 gross square feet (18.6 m2) or less that do not provide exclusive access to a kitchen or bathroom.
