12 treatment rooms, so I designed (1) to be accessible recalling 5% or a min. of (1) needed to comply. Corporate prototype for therapy room layout used non-accessible t-rooms.

Plan check wants 100% accessibility to t-rooms.?????

Can't find definitive code section supporting my design, but have never ran into this for similar multi room uses.

CBC, ch. 11. What am I missing here ?

Thanks for any clues.
 
1134B.2 General. When alterations, structural repairs or additions are made to existing buildings or facilities, they shall comply with all provisions of Division I-New Buildings, except as modified by this division....1134B.2.1 A primary entrance to the building or facility and the primary path of travel to the specific area of alteration, structural repair or addition, and sanitary facilities, drinkingfountains, signs and public telephones serving the area.

You can apply for "an unreasonable hardship exists where the cost of providing an accessible entrance, path of travel, sanitary facilities, public phones and drinking fountains is disproportionate to the cost of the project; that is, where it exceeds 20 percent of the cost of the project without these features."

1.3. At least one accessible restroom for each sex;

You best bet is hiring a design professional that knows the CBC.

Thanks, my design complies with the codes you referenced.

My question was about the ratio of treatment rooms which would be required to be accessible.

Hospitals, Hotels, public housing and public toilets all have ratios, but treatment or exam rooms don't ?

So far, I can either remove furniture layout, or stretchhhhhhhh and change the "treatmt rm" to 'treatmt rm. / dressing rm" and cite the 5% from 1117b.8

I hear the massages are better de-gowned anyway...lol

based on other occupancies that have percentages, why wouldn't their be one ? And if all these t-rooms are filled with handicapped customers, where are they parking based on parking ratios ?

Are the treatment rooms all providing the same service or have you provided a specialized type of treament in one of the rooms that has not been made accessible?
