Chapter 11 Unit Type A & B requirements/ exceptions in 1107.7.1 technicality

Working on an apartment complex for the first time. Think I have a handle on the Accessible, Type A & Type B requirements for the most part. Sticking point are exceptions in 1107.7.
2 story buildings with 4 units each. Total 48 units on site. No elevator. Think I've narrowed down to no "Accessible" units required and an an exception that allows for all required type A and B to be located on the ground floor based on exceptions contained in 1107.7.1 & 1107.7.1.1.
Where I'm getting hung up is because 1107.7.1 references 1107.7.1.1 and 1107.7.12 as defining requirements for number of type A units. But nothing is mentioned in those references requiring type A units at all. I do understand that it also points to 107.6.2.2.1 to determine quantities of Type A.... which equals 2%.
And then I'm REALLY not following 1107.7.1.2 and how that could relate.
Any help appreciated.
 
1107.7.1.2 determines whether the building is covered by having a possible accessible route to the entrance. 1107.6.2.2.1 says all Group R-2 units on a site shall be considered to determine the total number of units and the required Type A units.

Yes. I understand the Type A unit requirements as based on 11076.2.2.1 at 2% of all the units. What I'm not understanding is that because section 1107.7 of the code has to do with exceptions for the amount of Type A and Type B units, why 1107.7.1.1 makes no mention of Type A units (only Type B). Has me wondering if buried in all of this this means that no Type A units are required for the particular circumstances I'm dealing with.

How about this as a question. Is there ANY circumstance in the code exceptions that a new construction 2 story apartment complex without elevators located on a site that doesn't have any site related issues that would limit accessibility, would not require ANY Type A units? I know I need type B just not understanding whether or not I need any Type A.....

Apologies but I'm still not following how 1107.7.1.2 relates to exceptions for the amount of Type A or B units. Not following the language at all really.
 
It is indeed challenging language. No, there is no site-wide exemption from Type A other than the site accessibility issue in 1107.7.5.

Thanks again Jay. Glad it's not just me! Will just incorporate a couple type A's and have the rest of the ground floor units be type B. Think I'm done for now.
